One of those necessary evils unfortunately But with all these "how much should it cost" questions, maybe you need to employ a good cost estimator to run over your plans and specifications. We had our scaff up for 9 weeks cost us $11,000. Round the whole house 20mt x 9.5 mt rectangle, front was 3 storeys high, back 2 storeys, on the side of a hill. We had to have full scaff as roof pitch was 36deg, too steep to walk on and the height off the ground was too far for the normal guards that hang out under the eaves. I would have thought a normal 2 storey with 22deg pitch roof wouldn't need scaff, unless ground levels put it above a certain height (can't remember what it is though) Re: Two storey houses and scaffolding 8May 22, 2009 11:39 pm I've been quoted 18k-20k to BUY the scaffolding. Not when my partner is up there installing the second story floor or installing the truss roof or doing the eaves. I value his life and I should hope that everone else value their tradies life over something that some consider an unnessesary cost. By law (OH&S act 1985) a scaffold is needed with fall protection and safety rails for anything over 2 meters. You will find that a single story house these days also need scaffolds to some degree. Worksafe are quite strict with those who fail to provide scaffolding and do issue some hefty fines. Should serious injury or death occur for failing to provide scaffolding well the fines are significant and you will end up in court. As for buying the scaffold, but as said in an earlier post you have to be licensed and registered to put it up (and you have to provide a certificate) and dismantle it. You will also need to consider where you will put it afterwards and how you will get it there. E.g. I have a friend who runs his own scaffolding business. He has a factory to store it, a truck to get it to and from the factory and a forklift to get it from the factory to the truck. Those sort of overheads don't make it cheap. More detailed information can be found in the Occ health and safety act 1985 and Worksafe. Remember as an OB you have the same responsibilities as a reg builder and the same OH&S requirements. I dont mean to be rude or anything however you dont seem to understand your requirement for a safe work site. To put it simply as already stated yo need an accredited installer to install an accredited scoffold system and ladders. There is a reason why external licensed parties install scaffold. As a builder you do not want to be resposible for installing scaffold correctly. Basically like putting petrol in a car and paying rego is part of driving a car, scoffold and even if it is 6K or more is part of building a double storey house. You need to ensure you provide a save work place for you and your contractors, otherwise you risk loosing everthing you own if someone where to get hurt. Do not think for one minute that having insurance will protect you. If you failt to provide a safe work place and someone gets hurt sure enough the person(s) that get hurt man may initially get paid out by your insurance you insurance will then sue you . Re: Two storey houses and scaffolding 13May 25, 2009 11:12 pm I considered buying scaffolding then selling it afterwards but in the end it wasnt worth the effort as I still need to employ licenced persons to erect it and in both cases delivery & erection/dismantle are the most expensive per week rate isnt so bad. I got quotes ranging from $8800 for 4 weeks, $450 per week afterwards to $4500 for 4 weeks and $250 after. This was all up for two town houses. I ended using it for at least 2 months but the guy didn't charge me any extra, offered to pay him cash instead lol. Also a few tips that should save you some time and money. - make sure you have all your trades available as 4 weeks is not alot of time (Roof, gutter, chippy(eaves) and bricky) - get your fasia/gutter and roofers up there at the same time, saves you getting the roof scaffold. Talk to them to make sure they are ok with using the main scaffold, these days they build it with additional fall protection so it should be ok. - if you have eaves, get up there and paint them. I used exterior paint(solarguard type) so when the brick cleaner came the paint didn't wash off with the acid - if you are doing bricks, get a brick cleaner up there to clean the second storey with the scaffold (Cheaper and easier for him) Good luck. Ask for some kickplate to be added and also for tradies to be requested to use lanyards on tools on that side of the building.
