I am trying to get a Colourbond/ c section Gable framed patio built. It will be attached to my house using rafter brackets etc to do away with any posts on the side of my house. There will be 4 90x90 steel posts 5 meters out from the house for its side support, it will be 11 meters long. This is all currently at council and will hopefully be approved in the next few weeks. I am purchasing the materials from a company specialising in garages , patios sheds etc. Materials, will be delivered to site for approx $7000. I will be engaging their recommended installation contractor to erect the patio for approx $2500-$3000. The company I have purchased the materiald from also use their own building surveyor who drew the plans for me to submit to council along with a certificate of likely compliance. All good so far. Whilst submitting these plans, one form asked me if I was to be Owner Builder, which is what the Certificate of likely compliance also stated. Fair enough, this was stated to me at my first encounter with the materials supplier that I would be Owner Builder, even though they appear to be taking care of everything else, which suits me fine. Total project cost will be less than $12,000. It appears if I have my facts correct, I will req 2x council inspections from the council plumbing inspector for downpipe/gutter works, and a couple additional inspections from my Building Surveyor during the building works. Great all makes sense. Now finally my question: Will I require some sort of Public Liability and Indemnity insurance as I will be engaging the contractor to come on site and erect the patio, what sort of insurance company will offer this, and how much may I be required to pay, is this to cover me for the building process onlyor for an additional 7 years? I am assuming I will req insurance? Thanks for any feedback, probably asking the obvious but I need some clarification. I wish the process would be so much easier down here in Tassie but its near impossible to find somebody to build something you want from start to finish without you having to have complete inolvement in the whole process. The 7 year insurance is Builders Warranty Insurance and this was abandoned in Tassie as a departing gesture by Steve Kons - one of the better things he did in his tenure! Public Liability is a completely different animal. You will need Public Liablility and Contracts Works insurance as an Owner Builder and your contractor will also need to be insured as well.
