Browse Forums Owner Builder Forum 1 May 03, 2009 7:51 am Dh and i are probably going the kit home route again after quotes came in too high from project builders, mainly due to our site with slope and rock, so first things first we need a budget, i don't want to leave anything out before we get a loan. Does anyone have a list of everything we need to include and get priced? we know we need a septic system such as envirocycle, we plan on building 4-5 bed single storey about 25 squares. eta, oh we already had a prelodgement meeting with council too so know we need an environmental impact statement as well. So yes, we are pretty happy (and it includes gst!) So yes, we are pretty happy (and it includes gst!) Loretta, one to watch out here. This may be different in NSW, but if you were building in VIC, your PM would have to be a registered builder and would have to give you warranty insurance assuming the work is over $12,000. This is despite the fact that on paper you are OBs, in fact, he is acting as the builder legally by being your PM. I strongly recommend you check this with the appropriate NSW authorities. Maybe check with the authorities just to double check, or ask the people who run your OB course. On my OB course they told me that a PM would have to give warranty insurance for everyone he co-ordinates! They may be wrong of course. JB Re: Is there a list of every single item u need to budget for? 12May 07, 2009 2:15 pm One of the drafties might help here but I remember when I built my house I was given a booklet (can't remember the name) that listed EVERY single cost and had a column to add budget costs. Along with that the drafty lent me the "master" book of all the pamphlets which came from the manufacturers with retail prices. e.g. Item 5(b) might be "Kitchen Taps" Turn to section 5(b) in the master book and it had heaps of pamphlets on kitchen taps and there prices. My overall budget came within $2k of real costs. Probably because if I came under budget on some items I had a good idea how much to upgrade on other items. If you feel you are up to this yourself, great, if not, somebody else must do it. I am a project manager by trade although not in the construction industry. Our build is being run with full project controls just like any of the commercial projects I run for work. I believe that this is the only way to identify budget and schedule deviations early and deal with them before they become problems. Your Project Manager doesn't necesarilly need to be a registered builder but they must have eligibility to purchase warranty insurance for you - as useless as that product is, it is still the law unfortunately. Many carpenters have skirted the law by offering project management services so that they did not need to register and purchase warranty insurance as the insurers were demanding of them bank guarantees and the like. Notwithstanding they are still skirting the law and as an owner builder you carry all the responsibility so it is important to get it right for your own sake! Builders are people too....
