I'm investigating building a kit home with several of my own mods which has so far had me going through the process of requesting quotes, removing components that I don't want/need and re-submitting quotes to various kit home suppliers. Naturally what i've found is that the figure that comes back is considerably higher than expected. This has got me thinking whether or not it is actually worth using a kit at all. If all I really want is a framed shell with a roof (I don't necessarily even want cladding included in the kit), is it really worth it or should I just learn start framing myself? Cost is what I'm really trying to work out. Does anyone have any good resources for costing framing and roofing so I can attempt to work out how much profit the kit home providers are making to bang my frames together and thereby decide if it's worth my time or not? Cheers, B Re: Real cost of kit homes 2Apr 28, 2009 11:03 pm kit home companies will make money but given that you dont want a lot from them then id just get plans done and get your frames and roof trusess made at a truss company they will make them to australian standards and deliver them to your site depending on the size of the house you want but wood frames anywhere from $7000 up steel frames anywhere from $10,000 up hard to say but we got a wood frame and trussess our house is only 14 sqs so not huge in todays market but it worked out roughly $642.00 per sq or $69.76 per sqmtr welcome to the site and good luck stay safe happy building Re: Real cost of kit homes 4Apr 29, 2009 6:18 pm Bingo/Nomad, Thanks very much for your responses. I'll head down the path of just getting the frames and trusses made up. Any recommendations for companies who do this in the Sydney area? On the gold coast there is a mob called southport timbers they are on line and i think they have outlets fialing that look at there tech info page and there trusses are made by prda or something to that effect google them if no joy with them. Re: Real cost of kit homes 7Apr 29, 2009 7:07 pm Obviously it's dependent on your council etc. We're pretty much rural here and I know of people who have got a shed put up and thereafter applied for a building permit to convert it to a dwelling. The reasoning for this was because the company who erect sheds weren't legally able to erect "dwellings", so I guess it was a way of getting around the laws to live in a converted shed as a long term home. They have done a proper job of it of course, the downstairs is done and looks nice, they're still working on the upper level. Just thought it may help you out or give you another angle to consider.
