Basically I'am currently engaged with a builder who is utterly useless, wouldn't even know the difference between a screw and nail. I would like to know if anyone has actually ended a contract with a builder and became an 'owner builder' I'm basically project managing my own house, because the current builders incompetence If so, was it the right move? So many pit falls here, like a mine field. Im sorry your not happy with the builder. May I ask why you got involved with him/her in the first place?? O.B is not an easy call. Many people will say its OK but its not with out it draw backs. You may be in a good position, if you have time on your hands. Look for other ways round it. Try a new builder and dont be desperate, you can find a few good tradies out there now looking for work, yes its true. Why not had it over to a project manager and let them finish it for you. How far along are you in the build? Whats the relationship with the current guy like now? Mate also best to see where you stand legally also. Dont spit the dummy and act to fast, try sorting it out with the current builder then look for another to take over (at a fair price). I wish you all the best with it. We recently took over the building of our near complete home due to builder going bust. We both go up every morning and check if anyone has any questions, make sure it's going right, but...if it hadn't been so far along I honestly don't think we could have tackled such a job. We were lucky all the tradies came back on board to finish their bit. Sounds like you are basically doing it already, but may need a sight supervisor at least who knows the building trade to assist you and keep an eye on the detail. Another thing, you may not be able to get out of your contract??? Re: Gone from using a builder to becoming an 'owner builder' 5Apr 13, 2009 10:26 pm HI SS - i'm not a reg builder, but i'm a bit older than most around here & have o/b'ed a few houses over last 40 years - (go into O/B forum & u'll see a few blunt points i've posted over last 6 mths about o/bing). IMO ur problem is not what to do in the future, its what to do now about the building contract that u have. again IMO (& i'm no lawyer) but i'd be requesting a written agreement from ur builder to agree to annul the exsiting contract b4 looking at other ways to proceed with the building. as the others have said don't rush this process it may have years of repercussions if not done properly - u may well give up any protection offered thru Builders reg board or whatever. i suggest u ring the builders registration board & talk this matter thru - u may find this builder may not be registered - that would put u in a strong position. get good advice b4 u move on this. worry about how to finish the build after the contract position is clarrified in writing. just my views - goodluck, its not the first time this has happened & unfortunately it will never be the last. cheers tony Hi VK, I am now retired however I have stood beside over 300 owner builders in the past 18 years that have successfully built their own homes.
