Verandahs or portico's , alfresco's and garage hardstand are usually at -1 course and that is typically the GL. So yes you may need to remove some dirt to put in grano. Good earthworkers factor all that in at the start. You will notice in lots of posts showing a pad that the garage area is already one couse lower than the house pad. Our pad had a number of steps in it that reflected the various FFL's that would be achieved on site including portico, garage, alfresco and different floor levels inside. The Grano workers get upset if there is to much digging to do. I don't know all the technical stuff you two were talking about, we're using a kit-style builder (Ideal Homes) and it's a fairly simple build slab wise (1 story, no steps, sand base, etc). We won't know the cost of our slab for a little while yet, but we put aside a provisional sum of $9000 which includes a good 20-30% fat. That's for everything, they won't break the cost down for us in terms of leveling/prelay/slab/etc Interestingly, originally we put aside $20,000 as the area sits on clay. However we purchased our block in a small pocket of land (<50 homes) that was developed 20 years ago but not built on, and not in the new estate they are developing around us now. Our block was completely dug-out and replaced with sand back then, so on inspection they classed it as good as it gets (A1?) and reduced the provisional sum by over half Houses over the road from us are finding thick deposits of clay and are spending over $20k digging it out!
