Approximate Cost For Kit Home (2 bedroom, 1 bathroom, house is 63m2) Town Water Not Available DIY everything but electrical & plumbing Kit Cost $18,300.00 As Quoted Flooring System $7,500.00 As Quoted Delivery Of Kit $380.00 As Quoted Electrical Fitout $5,000.00 Approximate & Rounding Up Water Tank 27,000KL $4,140.00 As Quoted Plumbing Fitout $10,000.00 Approximate & Rounding Up Interior Walls & Plastering $2,000.00 Based On Approx $500 per room Interior Painting $1,000.00 Based On Approx $200 per room Tiling $200.00 Based On Approx 10m2 x $20 Kitchen Lino $150.00 Based On Approx 10m2 x $15 Carpet $1,400.00 Based On Approx 40m2 x $35 Kitchen Benchtops & Cabinets $1,000 Rough Estimate Stove $500.00 Catalogue Bathroom $1,500.00 Rough Estimate From Bunnings Doors $1000 Includes Flyscreen doors Windows $1,000 Guess, I have no idea TOTAL $53,070.00 I really don't know if I'm close to the real figure or not, understandably it will depend on alot of variables. Am I missing anything big? Do you think my estimates are off? Also, do you think the price of the plumbing would include the solar hot water? Does anyone know an approx price for a biocycle unit? I'm guessing about $6000. Re: Does anyone know if I'm even close? 2Mar 15, 2009 1:19 am without knowing whats included in the "kit" its almost impossible to give u much help, BUT also be aware theres many components to building a house by "kit" or otherwise and $500 doesn't buy u much these days, a few lots of $500 to $1,000 and ur out of money!!!
just looking at ur project with no idea of what ur getting in the kit i 'd consider- 1) Approvals & permits? 2) site cost - levelling? compaction? 3) foundations footings/ slab / stumps? 4) power to site? 5) Hire onsite toilet 6) Hire of scaffold 7) Water pumping system to pressurise from tank 8 ) roof cladding, guttering, connecting to tank 9) kitchen cupboards seems very light 10) dont know about bio system, but 2 septic tanks cost close to $1,000 over here 11) materials other than what comes with the kit- tools, angle grinder discs, nails, clouts, bolts, exhaust fans? 12) insurance 13) gyprock walls/ceilings cant see that for $1,000 - remember there are cornices, furring chanels glue etc not just the sheets. i've just costed out a garage/storeroom 7mX10m with hardiflex ceiling materials only $1,400 14) windows - would have to be secondhand & i doubt ud get them at $1,000 15) insulation - think u have to have this by law now? 16) heating? 17) garage or site shed? 18 ) tiles & fixing material would be more than $20 sq m i think. have a look at the previous detailed estimates people put up - only u know what comes in the kit.... anyway these items might be worth considering.. as a general rule, other than the kit price & delivery that r fixed, i'd add 20% to ur actual prices u get, cos often u find its not just the item u have to buy but the fixing materials & sundries that don't get allowed for due to inexperience or unexpected price rises. i think a kit home is an excellent way to start. also be careful about guestimates of so much per square m costing - it works on scale of size, but there r basic costs in any sized building such as kitchen, bathroom, sewer/septic/bio - price per sq m gets more accurate the bigger u build - ie bedrooms come cheaper than other components just mentioned. why not get a price on a transportable of the same approx size that comes finished - that IMO would give u the best comparision, have a look thru one of these & find out what u have to do to get to the same finish, look at their kitchen, heating, bathroom etc variations & how much each option is - thats just how i'd go about it. hope that might help - cheers tony Re: Does anyone know if I'm even close? 3Mar 15, 2009 11:08 am Thanks for the reply. The internal walls & ceilings are no sweat 'cause dad has his own plastering business which will bring costs down alot. I have never thought about the pump system from the house so good call!!
We are building the home on 16 acres but within 20m of the house we currently reside in so all the onsite stuff like toilets & sheds wont be needed. Insurance from what I can gather is round $1200 which is kewl. I know I have left few things of like carpet underlay etc. If anyone has a more practical cost approximate per m2, it would be much appreciated. Re: Does anyone know if I'm even close? 4Mar 15, 2009 4:14 pm in regards to the septic, depends on your council, soil type, slope of land etc as to which you can put in, a local plumber should be able to help you with advice there. im building on 1 acre, and we need a septic + 400m of irrigation run off it, costing 9.5k, thats for system+irrigation, then i have to pay the plumber to hook it up and the electritian tooa as they all have some alarm system things on it and displays to be read.
even second hand i dont think youd get your windows for under 1k. once again, comes back to your council and 5 star rating (or your equivilent), i needed a min of 6.38mm (?) glass (ie comfort plus) so that uped my windows from around 7k with standard glass to 11k. obviously my house is bigger, but just trying to let you know the differences. permits- depends on your area, and price is on size, i think my permit cost $1600 my plans cost 2.3k including 5 star, slab engeneering design as your building with no town water, i think councils have uped the size of tanks you need, not sure if 1 will be enough?? but for a guide, my 23500l cost me $2650 deliverd soalr hot water, for me looking at 4200 for 2 panels and 315k tank, then more for electritian and plumber to fit stove- dont forget oven, cook top and rangehood.... 500 might be a bit cheap? is the kit: frame, trusses, roofing and cladding/bricks?? or does it include other things? make sure they have extra timber (non structual) for supports to help you stand the frame/hold trusses in place, and that it includes battens for the roof um il have a re-read a bit later, and see what i missed or what else i can think of, gota get the kiddies fed now! Never had a range hood in my life so don't see the need to have one.
The kit has steel frame not timber. The place only has 4 windows about 2m x 1m & a small bathroom window, it's probably over 1k but I have no idea how much a single window is. Can anyone help there? Thanks!! you will find the government rebates are on existing homes not new builds.so their is no rebate for solar hot water or water tanks or insulation or anything else dual flush toilets ect ect.. new homes are compusory for insulation so no gov rebate. you must have a min 2000ltr water tank so no rebate here. you must have either a solar hot water service or have your toilet connected to the water tank for flushing so no rebate here. all the kithomes stage one packages i looked at included windows but from memory you went with the shed joint so windows were extra. you can pick em up cheap im selling some i picked up from ebay for $90-150 each but they dont come up all the time check local papers and notice boards and of course ebay. you dont sound too fussy about what you use so im sure you will make it close to the amount you have said.i worked on a budget of 54 to lock up and it will be pretty spot on if you have time and patience you can save lots by looking around. Re: Does anyone know if I'm even close? 7Mar 17, 2009 12:50 am just another thought, if u haven't done so already, it may pay to check that u can build a second house on ur 16 acres, if its on one title u can't do it over here - i don't know about Qld. why do u need a bio system, over here as long as its more than 5 acres and theres no overflow into waterways, u can use septic tank & leach drain - tanks r about $1,000 leach drain segments are about $100 each - u may need 12 to 24.
i've got 17 acres and made special application for a septic tank system with 2 X "french" drains - cos i built in d/brick, all the brocken bricks, plus our own rocks & sand from site for the basis for this with ripped subsoil herring bone down to orchard. its a lot more manual work than leach drain, but has huge cash savings if u can get it approved & want to do the work urself. cheers tony. Hopefully I can leave it in the capable hands of my husband & my father-in-law. After planning & financing our wedding single handedly last year, I feel they might think I can plan this too, but it seems WAY out of my league. Is there a 'OB for dummies' resource, or something similar? I would just like to know the order I'm supposed to do everything in QLD. I looked into that, I'm renovating, and you have to have a person who is licensed to do it. My builders cannot so as to get the $1600 rebate. The closest to me was Portland in Vic. I live in SA.
