It did add to the cost of our home by about $12,000 for extra piering. I'm building a single story with M3tricon, Re: Camalda Estate South Morang 5Mar 23, 2009 8:50 pm The $12K was for extra sight costs, not just rock, although 2 of the 3 test holes did strike rock and hence the back 2/3rds of the slab need additional piers. looking at what they have escavated around the neighbouring estate, it looks hit and miss where the rock ******. We are building a single story with Porter Davis, hope to have an April start (fingers crossed!!!!). M3tricon have charged me 7k but that is without the test results, they said i can pay another 5k and it would cover it all, but if they hit nothing I lose that 5k. Why for the extra piers? is the soil too soft?? Im Arron and my wife is Amanda. Regarding the piers - i am no expert, but from what our builder told us, as their is rock in the ground they need to place piers every metre around the back part of the slab so as to form a stable base. As the soil test is only an approximate of 3 spots, they may not need as many peirs when the time comes to escavate the site, hence they have said that we will get a credit of any piers that are not put in. i will be certainly counting every one and ensuring that we get what we paid for as i think they have gone a bit over board. But hey they are suppose to be the experts!!!!! Also some builders fix sight costs but then make up the difference else where. I have read many messages in these forums and they all seem say that sight costs are around the same $8k to $15K depending how flat the block is. We brought Lot no. 39 in Camalda Estate. we are building single storey with Porter davis too, hope to have a site start in july. As we have seen, you are already building with Poter davis. Can i Ask you one question, Is Camalda estate, comes under Bushfire risk area? If So, Do we need to make sone extra variations such as Thicker glass windows, window shutters, no wooden facade, etc...... Please reply...we will be waiting for your reply... Re: Camalda Estate South Morang 9Jun 18, 2009 9:06 pm Hi Rajvir & Gurpreet, I dont think that the estate would come under bush fire threat as there are no large areas of native forest close by. Having grown up in the bush, bush fire prone areas generally need a large expanse of bush or even grass lands to be at risk to homes. Great to meet another neighbour. Our building is going ok so far, early stages appear to be going up very fast as our builder mentioned there is a shortage of work for some of the trades. We have a number of friends who have built with PD and they said that this is common, but on the flip side the final stages really drag. What design have you chosen?
