We are wanting to have our kit home on stumps. I have three questions: A) Why does it seem (though my research) that melbourne has much cheaper concrete stumps (approx $70 per stump) as to Brisbane (approx $290 per stump) B) Is it possible to stump our own home or is it something that has to be done by a tradesperson, like eletrical wiring? C) Can anyone tell me what this blurb from our potential kit home is saying? Are they saying we don't need concrete stumps & we can do it ourselves; or something else entirley? Whereby most designs place the stumps in the ground, then place all the bearers & joists on the stumps, then erect the building on top, we instead extend the length of the main load bearing posts of the building. We then fit the steel bearers & joists for both the interior of the buliding & verandah at the required height of the posts. This method has proven itself both stronger, cheaper & easier to construct. Finally we supply extra coloumns to the bearers for streth, whereby the joists can be simply fixed to the tops of the bearers & the flooring fixed to the joist tops for maximum support & longevity. RE: Kit Home Stumping 2Feb 25, 2009 4:54 pm I interpret the blurb as saying that they somehow extend the posts on the house down into the ground instead of constucting the house on bearers and joists. The internal joists etc in my understanding are somehow fixed to these posts. It is a bit confusing maybe you should ring them up and get them to clarify what they mean.
On the other had you can do the stumps yourself, however i would recommend paying a carpenter and helping him do it. It is a matter of setting out the site, digging stump holes, getting concrete out and laying the stumps and poring the concrete and getting the right heights for the stumps, which you probably would be better of having the carpenter there to do this, as it involves setting up hurdles and string lines etc. good luck. Probably prefer to use cement posts as the home is steel frame then we won't have to worry about termites. many people think because they build in steel they wont get termites well sorry to tell you but these little suckers dont care true they want eat your frame but they will use that frame to eat any wood you have inside trims,door jams ect... its funny how we all get insurance to protect our homes from fire and damage, we even service our cars at least once a year but very few pay the few 100 dollars it costs to protect our most expensive asset from those pesky little ants lol. termite treatment every 18 mths-2 yrs will save expensive repairs later on We already paid for somfy motors for the blinds.
