Hi all, we had several minor problems arise today whilst framing up the verandah, & i'll pass these on just incase others encounter similar...
firstly, when i got quotes for roof & verandah framing, i did not specify who paid for the concrete for stirups & who was responsible for the concreting.
this is totally my fault not being considered in my estimates & not being specified. the framing company built & delivered the frames, they subied a chippy to erected the roof & verandah, & he certainly hadn't allowed for the concrete.
there is 2 m3 of concrete involved & being small mix best price i could get was $475 for supply & deliever. in an act of goodwill, the chippy & his men will do the pour.
secondly, when we undid the pine verandah posts pack, we found 15 out of 25 pack were imo too twisted or warped to use - not to my standard by a long way. a quick trip to 2 other timber yards left me unhappy with the overall quality of these posts. a further discussion with the chippie led me to laminated verandah posts, $8 per m more expensive, but beautifully straight & square. this adds a further $500 to my bill.
so today ended with "extras" of $975. i'm not complaining - the laminated beams look wonderful. just a word of warning so others might'nt make the same mistake.
