I have planned in detail the budget and schedule and it seems too easy and too straightforward at this stage! Should I be more terrified after hearing other OB experiences?
Here's a rough outline of my "building to lock up plan" for a 35 sq 2 storey home. Could anyone comment on anything I've forgotten? Or is there anything in the wrong order? - Site scrape - 1 day (excavator) - Set out - 1 day (surveyor) - Excavations - 1 day (excavator) - Foundations (perimeter strip footings, slab for garage, piles in centre of house) - 4 days (concreter) - Sub floor drains - 1 day (drainer) - Steel frame, structural steel and timber floors (stumps and 2 storey frame) - 2 weeks (self build plus steel frame skilled offsider on day rate) - Scaffolding erection - 1 day (scaffolder) - Roof (colourbond) gutters and downpipes - 5 days (roofer) - Window and exterior door install - 2 days (self build plus skilled offsider on day rate) - Plumbing rough-in - 3 days (plumber) - Cladding and rendering - 4 weeks (external contractor) - Scaffolding dismantle - 1 day (scaffolder) - LOCK UP! What did I forget? Anything? Of course he will be needed to give us temporary power on the block, are there any other electrical requirements before we get to lock up?
