Surveyor came out to mark some points but when he arrived it was late and very hot he had a bad attitude and just whined as he didnt want to do it the way that was asked of him, he was there for a few short minutes before having a tiff with one of the blokes on site then packing up his stuff and going home job unfinished. Wow what was the soil classification? Electrical Engineer... Don't hold that against me... And keen owner builder... Mainly the building part!! Re: Brookwater QLD split level OB house overbudget already, PICS 6Jan 16, 2009 4:26 pm We are building in brookwater QLD, soil class was only an M and its not on fill although there were tree's on site but it seems the engineer has gone a bit overboard for the foundations with all the piers and footings eveywhere its going to cost more than what would have been required but at least its going to be nice and solid.
Camera I am using is an old beaten up 3.2mp sony P8 ,, its a nice little park their we will probably put a gate at the back for direct access. Re: Brookwater QLD split level OB house overbudget already, PICS 7Jan 30, 2009 8:45 pm despite the delays I am still hopeful that I can finish this by may-june. I decided to put all updates in the original post as so all pics are not scattered through different posts/pages. Re: Brookwater QLD split level OB house overbudget already, PICS 8Jan 30, 2009 10:00 pm Looking good Pirahna! I hope you get it done by May/June....do you have a schedule to work on? We started in September last year and are only now up to lock up stage....baby is due in May so we are hoping to be finished before then!!! Ruth -Bought house in Melbourne inner burbs, knocked it down & now...we are owner builders! Completed OB project and moved in to our new home with our new baby in May 2009! Re: Brookwater QLD split level OB house overbudget already, PICS 9Jan 31, 2009 5:46 pm No schedule as such just want to get it done when our current rental lease expires. I have a scheduling sheet that i got from the Ob course but with rain and other hurdles thing get pushed back all the time, we have rebooked the concrete pour so many time I dont see the point of scheduling a timeline of trades. Re: Brookwater QLD split level OB house overbudget already, PICS 10Feb 11, 2009 10:56 am not even half way through and already things are looking overbudget, steel had increased a bit since our first quote 9 months ago then went up again since sept 08 costing an extra $6k just for the framing reinforcement steel also cost alot more than expected. Alot more concrete was required than expected (and we havent poured the slab yet) so thats costing and since a few of the walls will be halfg buried I under estimated the blocks required so the budget is not looking good so far. Re: Brookwater QLD split level OB house overbudget already, PICS 12Jun 12, 2009 8:50 pm Looks huge! Can't wait to see the future progress Move your linen into laundry and access laundry from your present linen space 1 8262 If your patio is going to be 35 sqm then that's going to need Council Approval. The fact that they previously approved your 25sqm patio will be irelevant 1 5685 isn't a garage level with the rest of the house a given? pretty sure they 'came around' long time ago. if you have a flat block, the garage is usually level with the rest… 1 17865 |
