Browse Forums Owner Builder Forum 1 Dec 24, 2008 8:33 pm Hi all, remembering my lack of cp skills, with much help from bingoshelly, my son & daughter in law with their much faster line speed, here is the pictorial history of our last 9 months of site development & building to date of our 5th & last owner built house. we did our first lovely little 3 bedroom fibro house when we got married and now being in the "over 60 years of age" group this will be our last. we have steadily progressed with better design & this house has a lot of ideas we had previously not been able to afford trying - ie solar passive design, solar power ect.

Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ we then found a sand deposit 200m away from site, had it tested for compaction, excavated & carted on site - Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ 1,000cmtrs carted up for pad & surrounds, equal amount traded off for compacting & leveling. now have a lovely 2,000 cm dam full of water in the paddock. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ profiles in, brick up, roof tie down rods in, under slab plumbing & electrics. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ shed at rear of house has 18 solar panels, with 90,000 ltr rainwater tank connected. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ sub slab beams dug, plastic sheeting, mesh, bar chairs & away went slab pour. Great project, keep us posted! It must be so nice to have all that space i rural ambience. I'm building in the backyard and it feel like being hemmed in.... Monday i put in final levels for the verandahs & compacted all verandah surfaces, now the verandah rafters can be pitched off the same wallplate as the frames sit on with stirups more easiy set to right height.
Tuesday the roof framing team arrived & all wallplates were cut, nailed down & marked ready for positioning the actual roof frames. by days end all main roof frames were laid out up on the wall plates. Today all the main frames have been errected & stabalised. next job is to pitch a "flat" roof frames over the storeroom at the rear of the house & run this same pitch over our back patio area. then battens, ridges & valleys, ceiling hangers & next week verandah frames. ATM i'm fairly well on schedule for roof cladding to go on in the second week of February. Re: Our last O/Build project & still great fun!! 8Jan 27, 2009 11:41 pm Hi all, finished roof & verandah frames today - very happy with result. the laminated verandah posts turned out stunningly good, lovely & square, cemented in & post r in very staight lines. all have 2 heavy coats of undercoat/primer on. chippie had a different idea on the treatment of the triangular windows in the top of the gable of the cathederal ceiling, & boxed both ends in beautifully. this is the first time i've used this chippie & he has done a very good job, on budget, on time.
now we have a week of hectic painting, cos i want to get all the verandah framing painted & finished be4 we put the cladding on - it makes a lot neater job & is much easier than trying not to get paint on the iron. cladding to start in just over a weeks time. cheers - tony Re: Our last O/Build project & still great fun!! 9Jan 27, 2009 11:48 pm Tony I'd love to see a photo of your most recent stage. Re: Our last O/Build project & still great fun!! 10Jan 27, 2009 11:58 pm Hi kexkez, i'd love to post up a pic too, but we're on copper wire, extremely slow speeds, & old me & old computer, i'll have to wait till i can get somewhere where photo bucket works - i'll get someone to load up a couple more after the roofs on - cheers tony Re: Our last O/Build project & still great fun!! 11Jan 28, 2009 2:03 am wow toni how exciting cant wait to see those verandah posts and the roof keep up the great work guys Re: Our last O/Build project & still great fun!! 12Apr 22, 2009 3:30 am Hi all, very quick update, good 2 months progress, septic & storm water in (french drain still to do), electrics pre wire & plumbing thru house & finished tonite, ready for render Thursday. i have left windows out to allow render to go off quicker. i want to get verandah concreted next week b4 i put windows in following week, want windows in b4 gyprock goes on ceilings & walls in 3 weeks time. also need to get ceiling insulation stored up in the roof b4 ceilings go in as it saves trying to get all that material thru manhole been very busy, but i've been very pleased with all tradies work to date, once gyprocks finished i'm going to take a week off to recoup..... cheers tony Re: Our last O/Build project & still great fun!! 14Apr 26, 2009 12:28 am Hi Southies, unfortunately although i have lots of photos, becos of combination of my older age, bad linespeed & lack of good scanner, i have to wait till i get to my family at perth or sydney to get them to put the pics up on the site. however if anyone wanted to scan a few pics in the meantime i'd be happy to forward by post & recompense for upload costs...cheers tony Re: Our last O/Build project & still great fun!! 15Apr 26, 2009 9:27 am hey tony! i think youl be passing us soon! we're still not plasteres, still waiting on our insulation to be delivered... 2 weeks and waiting! just finished battening all the back verandahs, carport and alfresco.. still got the eaves to do (why did we put eaves all around the house?? ) elecs and plumbers finished rough in, so just up to us to finish bits n pieces then ready for plaster! hope all is going smoothly, look forward to seeing more pics!
