I am having the brickies and the roofing done this week. The carpenter wants to know if he can go ahead with the flooring (maybe he has run out of other work). If I put the flooring down without sanding before the gyprock goes up will this be a satisfactory arrangement? I was anticipating having the gyprock first but the carpenter has been very helpful and I want to know what are the pros/cons of doing the gyprock after the flooring is laid (the plishing will come last). I still have to install the kitchen before sanding in any case or should I do that as the last thing so there is no issue with the sanding coming close up against the kitchen cabinets. thanks, George. btw my structural pine is copping a lot of rain in this unusual rainy Sydney summer. Is that goinng to affect the wood? Re: timber flooring before or after gyprocking 2Dec 13, 2008 11:16 am hi hatsi as far as i know the flooring goes down first as you need to leave an expansion gap at the edges which is later covered by the gyprock and skirtings and its easier to sand the whole floor before anything goes in but you do need to protect it from future tradies with sheets or tarping. keep in mind if you only prepare the floor in certain areas and leave other areas unfinshed eg under kitchen cupboards then down the road your kitchen may become outdated and you need a new one at least the flooring will be finished underneath the old cupboards. ive renovated houses where the flooring wasnt even the same under the kitchen cupboards and i had to replace the whole job as it looked stupid.i guess i always look at 20 yrs from now and know that things will need replacement and thats one area that wont. your going along great wish we were at that stage gl hun Re: timber flooring before or after gyprocking 3Dec 13, 2008 5:19 pm Hi there,
I would be doing the walls first for a couple of reasons. The plasterer is obviously going to be using assorted fillers and other materials as well as having ladders / materials sitting on the floor, which I suppose doesn't matter as it will be sanded but heavy dents may ruin some of the boards. In relation to the expansion, you usually start your floorboards about 10mm out. It won't matter if the walls are up as the plasterboard wont run all the way to the floor, unless you are square setting. The skirting covers up the gap from the plasterboard and will be heaps of room to work putting the boards underneath. In relation to the kitchen I would look at installing it after you have the floor sanded. It should be one of the last things you do, and you could put down a roll of plastic or old carpet for the tradies to walk on to get to your kitchen. Hope it helps, other than the advice if you have a good carpenter you trust maybe be guided by what he says, he may know off different methods etc. cheers hunts Re: timber flooring before or after gyprocking 4Dec 16, 2008 12:47 am if it were my choice, i'd be doing the flooring first, gyprock after, floor sanding last. if u have had good service from the carpenter, he's probably had a lot of experience & i'd follow his advice - it would be easier for him to work with the floor in i guess - be guided by what he says. also ask him about the rain & structural timber cos the type of timber may be significant? - i know timber frame makers over here take pics of the framing once its up, to protect their position if any twisting or warping happens cos it sits exposed for too long. - again ask the carpenter he works with wood & would know the situation as he sees it. i have two lovely hardwood door jams sitting in my d/brick project ATM & we are having unseasonal rain every week then bursts of hot sunny days, so i've been painting linseed oil/ turps mix on them every second week to protect it. not suggesting u do this, just pointing out that there different ways to approach problems depending on timber type etc - again imo the carpenter is the man to ask.

Our builder has not indicated that this should be a prob. If you are worried about the TP getting weathered, maybe apply a quick coat of solarguard or similar. JB Re: timber flooring before or after gyprocking 7Dec 28, 2008 7:57 am hatsi The carpenter wants to know if he can go ahead with the flooring (maybe he has run out of other work) Our 2nd fix order is: Gyprock + Mouldings except skirting boards + Insulation Painting 2nd fix electrical + ducts/vents and other services Joinery + tiling + 2nd fix plumbing Flooring Finish of skirting boards & paint over Robes Flyscreens + Window coverings There are probably many possibilities but anything that minimises damage of existing installations is ideal. Tradie may sit at home but will need to get house plastered as well or will you sit it out? 6 9938 Engineering timber is certainly a less fuss option, times cheaper to supply and install and better withstands humidity. 1 15887 I am in the same situation, would you be able to give some insights in to this?
