Browse Forums Owner Builder Forum 1 Dec 11, 2008 11:51 pm Hi, My estimator got our estimation back few days ago.
He mentioned something abt the Lintels, T Bar, T-Lintels T/Out on the estimation. I have no idea what is that. Who supply it. Should the brickie suppose to supply it & fitted it. I reckon that is the metal pieces that on top of the window that block the brick from falling down. Thanks Re: Lintels, T-Lintels T/Out WTF is that ? 2Dec 12, 2008 2:29 am yes thats what lintels r all about, different lintels for different purposes. i've just finished bricking up a d/brick project with brick & blocks = 30,000 normal bricks - in this project i've put in $10,500 of lintels - the longest being a double lintel over 7m that cost $1,400 in materials & $1,500 for manufacture - by comparision my smallest was a gal flat bar 500mm cost $12-50 so that how these things differ!
while o/b is great fun & very rewarding, if ur not careful it can quickly cost u double what a competent builder would reasonably charge. from the nature of this question, i would strongly suggest u get hold of some good self building type literature & have a read thru, then u will get some idea of what ur responsibilities r. if u want the best price from a brickie, make the job as easy as possible - they just want to lay bricks....in my experience brickies don't usually supply much except a mixer, wheelbarrow & trowels. to keep prices down, u as the builder would usually be responsible for cement, sand, wall ties, tor, rod, tie down strapping, damp course ect. its ur responsibility to not only supply the lintels, but to ensure that these are the right size, thickness & strength. its ur house that will crack up if u don't get it right...the other thing i strongly suggest is that once u have the lintels on site, u should clearly mark which lintel is for what opening - brickies not going to spend all day sorting them out, or u might end up with openings & lintels that don't fit! the other thing about knowing something about the terminology & process is that sometimes (not always) if a tradies sees u expect them to do more than they r usually required to do, they will supply all or some of the bits & pieces, but be prepared to pay top dollar - they're not going to run around looking forbest prices! hope these points might help u - cheers Tony i wouldn't be worried, you'll definitely miss something, no matter how many times you review. we've spent close to 5 months ensuring everything got reflected in the… 5 9455 4 9407 Unless there is something in special conditions the builder does not have to give you timeline.
