Browse Forums Owner Builder Forum 1 Nov 24, 2008 1:25 pm Having recently moved from Victoria to Queensland and planning a renovation as an owner builder, I was surprised to find out that unlike owner builders in all other states, Queensland, owner builders are unable to secure what is standard HIA insurance which covers the owner builder and a potential new buyer for a 6 year period against any structural defects. This is not a massive problem if you are planning on staying in your home for and beyond the 6 year period but may be off putting to potential buyers if you are selling within the 6 year period. I was wondering if any Queenslanders had any input on this issue in terms of potential buyer negativity to a renovation completed by an owner builder or if anyone knows of any private companies that might offer this type of insurance to owner builders.

Recently our builder went into voluntary liquidation and our half completed house was left uninsured. No one would give us any insurance as we didn't really fall into the owner builders catagory and we weren't a builder but eventually I found a company that would give us insurance which was The builders insurance broker, they have a website buildersbroker.com.au so have a look, they offer all sorts of building insurance so may be able to help you out. We have since become owner builders to finish off the house and they just rearranged the insurance for us to be covered to complete the works.
