My partner and I are owning building our new house in Stirling, Perth. Its a custom design due to the shape of our block. The design and approval stage has pretty much taken us all year but we are almost close to starting. We have a pretty good idea of how much this is going to cost as i have already got most of our quotes but i wanted to know if there was anyone out there who has a similiar size home that wouldnt mind sharing your costs. Even tho we have all our our quotes, its nice to have something to go by. We did get an Estimator to do a Bill of Quantaties but found it was very high and not really a true indication. So we are really just looking for a similar case that we can compare our costs with. My building details are below: Ground Floor Concrete Slab Termite Protection – spray under and around the pad Insulated Concrete Form for all exterior walls Brick and gyprock internal walls Upper Floor Suspended concrete slab and concrete stairs Insulated Concrete Form for all exterior walls Timber framing internal walls with gyprock and insulation Truss Roof Colourbond covering As for as finishing’s go we are looking at: Vinyl wrap kitchen cupboard with stone bench tops Freestanding or double oven Second hand wide Jarrah floor boards downstairs Concrete stairs lined with wood Carpet or cork throughout the top floor Aluminum framed windows throughout the house – may have the kitchen window and alfresco doors in wood if budget permits Aluminum framed doors with standard doors Any help would be greatly appreciated. If not we could have do the quote together. Trades will give more discount if you build 2 rather than 1. The more the cheapest.
By the way howmuch is your home have they estimate to build. May i know how big is the home. I will be building in Canning Vale. Yes absolutely agree with you in NOT fully dismissing our estimation - still regularly refer to it as a starting point. However i have to say that some things that were estimated were ridiculously over the mark. For example he quoted $70000 for our electrical work - $47k for the labour and $22k for the lights. I have now received 2 electrical quotes for the labour and some of the lights and they were $18k and $15k. In addition i got a quote for all my lights and it was $3k in total. So as you can see that is a huge difference. So basically over the past year while going through the planning and approval stage I have been getting all my quotes for every element of the house which gives me a good idea. I probably wont have all my quotes but i have a very good idea and to be honest most of my quotes that i get start high but then go down. At the end of the day I think the estimation that i received - $630k is what i would pay if i went to a builder. My partner and i intend to do a lot of the work ourselves as he is a tradey and we know alot of people in the industry so feel thats on our side too. But as an owner builder it is risky and i do feel worried at times but I think the fact that i am fully aware of this, keeps me vigilant with my budget. Question - why do you think your estimator was so off the mark? May I ask who is ur estimator ? I'm thinking of using this guy. http://www.westcoastestimating.com.au/ Howmuch u paid for yours to estimate ? my house will be 360 sqm 2 storey and i estimated only $380k to build. I guess i was wrong. But hopefully the quite market now can push the tradies reduce their price. Keep in touch. I'm now try to get the actual quote from the tradey and hopefully their price can bid the price of my estimator. Re: Building costs for a 2 storey, 4 B/R, 2 ensuite, 1 bathroom 8Dec 11, 2008 12:42 am Your situation is very similar to ours, me and my partner moved to brisbane from perth a few years back (used to live in joondanna) and we bought a block and have custom designed a house to suit the sloping block its two story split level.
Design and approval has taken us all year and we should be receiving building approval next week, we looked at icf and suspended slab between levels but the slab was too expensive and instead we use steel frame with hebel sound floor and concrete filled masonry blocks for the walls. One thing I always liked about perth is the rigid construction method most homes are double brick here they build with wood/steel frame and the roof is supported by the frame and then the brickwork is built around it and isnt load bearing,, it just doesnt seem solid enough for me which is why we are building differently. hopefully we will get something started b4 xmas and get the ball rolling we estimate the cost at about $250-300k much has been saved by sourcing materials myself especially pc items and instead of paying a sparky xxxx$ to fit out the entire house I will supply all fittings,sockets,switches even wire and just pay him by the hour to wire it all up. good luck with your build, u have any pics of the block or a sketch of your design to share? my 2 cents... we are building in Forrestdale in WA. our house is about 360m2 (incl alfresco and garage), but with good finishings. i think to build a similar house through a builder would be around 400k, but i am planning to have it done for about 250-270k being an OB. we did not even bother to get an estimation. i did a lot of homework and spoke to many other ob and got a good idea of how much things should cost. this is what i based my budget on. so far i have been under budget with all items except steel. but even then, we have gone for things that are extra. so so far we are going ok i would assume that a 2 storey will be a bit more, but should not be more than 350k in my opinion (even taking into account the fact that we ob do not get trade discounts) our friends are building a house now as ob, and it is about 330m2 single storey with reasonable finishings and they are almost finished. so far it cost them 150k so safe to say they will be under 200k please do not quote me on any of the above, i am just sharing my own opinion and experience nina "The fearless are merely fearless. I'm building mine 360sqm as well double storey in Canning Vale. So far add all the quote from trades is abt 400k. the step up is 30mm and wanting it to be flat . how much does the concrete have to be lowered .we plan on removing bath and lenghten shower and adding seat. the old bath… 0 11838 Thanks for the suggestion.
