Sorry if this has already been answered but I searched and coudn't find a solution. I have a small-ish renovation project (approx $65K), which I have had an architect draw up and have the certificate of consent to do as owner-builder. The problem is the quotes from tradies for carpentry, cabinetry, etc etc are over $5000 per job, so what's the point of being owner-builder if I have to use a registered building practitioner anyway for each of these jobs? I don't understand..... Also, any work over $5k requires written domestic building contract and must use RBP. These requirements are for most trades except electricians, plumbers etc who are exempt. I was hoping to save money by sourcing the tradies directly, rather than through a builder, and doing some minor work myself. Seems pointless being OB in this situation because you end up employing builders anyway. Re: $5k limit - What's the point being owner-builder?? 5Oct 26, 2008 12:20 pm hmmm hate all that technical stuff.the only tradies we are using are the electrician and plumber.the frames and trusses are prefab and we are doing all foundations,erecting frame,plastering ect ourselves. we dont need to use anyone to put up anything except the roofing iron.
i read it to believe that if you use tradies to do any work then all work over those amounts then the rule applies but as i said we are not using tradies we are however using labourers.im sure the rules there to stop tradies doing cash work but it certainly isnt compulsory to use tradies except for plumbing electrical and roofing.as you said it defeats the purpose of owner building if you cant do any work yourself. but if you intend on say getting a concrete slab poured and its over 12 grand then you need to make sure the tradies qualified and liscensed to cover your butt for warranty,however if you are boxing it up and getting mates to help pour it then you dont have to worry about it. its like saying i want a 20 grand kitchen oh dam its over 12 grand i cant install it now. see dosnt make any sense. hope this helps more prolly confused you more lol. the best place for you to look would be the site: http://www.buildingcommission.com.au/ww ... rocess.asp it will give you all the information on what trades do and don't have to supply o/b's with contracts/RBP licence/warranty insurance. This may be a silly question, but what are the implications of not having a Major Domestic Building Contract for works over $12k? I know the literature says you have to but what happens if you don't? (of course apart from the obvious of not having in place a set contract to fall back on if things go wrong)... I'm in Victoria so I can only really speak of some regulations we have here. I guess the whole idea of trades becoming registered building practitioners (RBP) is to protect everyone involved. Sadly it is an issue of dollars. Technically, if you're a carpenter, concretor, bricklayer (check the website www.buildingcommission.com.au for a list of trades included, and those exempt), you need to be registered to be able to perform work for owner builders, and the point is to be able to provide home warranty insurance for the work you've completed. Now the thing is, you cannot obtain this insurance without being an RBP. It's all about protection on both sides. There are some ** tradies out there and this registration process is supposedly one method of thinning them out. As for the tradies, there are also some less than moral owner builders about who will, for example refuse to pay for very petty reasons, which in turn gives owner builders a bit of a bad name, which could explain some extreme quotes given by some trades.
