Browse Forums Owner Builder Forum 1 Jun 30, 2021 9:43 pm We recently bought a lot of land and the previous owners had souls reports done through Metricon give class A with S slab we were going to proceed with Plantations and we have a classification of P on the land and M slab . There is clay and Rock and a slope block , no fill or mining .. how can this differ so much .. Re: Differing soil reports 2Aug 13, 2021 11:47 am What you have posted is new home salesmen's nonsense You got 2 differing soil classifications A & M ? from 2 different salesman, try getting a proper certified soil report from an engineer. What you'll find is salesman always underquote to get the business, after you have paid a deposit then they come back with increased Variation site costings. OT, why bother with price gouging on variations ie, door handles $100, when you can make $50 grand on site works .... money for jam at which point clients are locked in Here Slab and formwork Costs if you want a better reply you will need to supply more information + it also helps others Concrete is $300/m3 Sand is 40/m3 Polystyrene is $150/m3 Goodluck Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Differing soil reports 3Aug 19, 2021 9:37 pm Both soil reports are certified from different engineering companies at a cost of almost $2000 per report and we have since been told one is based on what the slab required may be after fill .. ?? both companies did 4 boreholes Re: Differing soil reports 4Aug 19, 2021 9:46 pm Lornarob Both soil reports are certified from different engineering companies at a cost of almost $2000 per report and we have since been told one is based on what the slab required may be after fill .. ?? both companies did 4 boreholes That's why you have your own drawing , geotech report, and Engineering. I have forgotten how may times builders and sales reps have asked me to over specify engineering details... as I've said it's money for jam.... but I'm not in the business of price gouging Goodluck Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs It is true that a builder can ignore your independent inspection report as it is not part of the contractual arrangement but that is stupid because he cannot avoid fixing… 9 40133 4 1712 Thanks for your reply. I will just wait and see I guess. Trying to get some more information from our builder. 9 11741 |
