I know architects a supposed to be full bottle but unfortunately it doesn't always translate into practical construction knowledge. I used to work on multi million dollar multi storey construction. You would be surprised at the amount of time the architects would draw something that in practice couldn't be built the way it was drawn or there would be absolutely no detail supplied for various aspects of the building and it is left up to the builder to work out how to build what is just a few lines on the plan. I suppose in a normal build you would never know of the issues with drawings as the builder would just work around it and you'd be none the wiser. Hopefully your carpenter friend will be able to get things back on track and bring those stress levels down. Our problems was that the architect was the project manager so despite having spent a furtune on engineers drawings he didnt bother to check them. As you soay Mrs Green we may never have known but at least it is all sorted and some of the changes we have made are for the better. So all the stress this week will dissapate and we will be back on track ... I hope! Re: Schloss am Meer .... our castle by the sea! 45Oct 30, 2010 1:09 pm You always need an engineer, however all they are concerned with is the structural integrity of the building. It isn't their job to make sure the drawings are workable just that the building wont fall down. It is the architect or designer who needs to make sure that what they have drawn can be built. They also need to check the engineers drawings to make sure they align with what they have drawn and alter the final construction plans as necessary. For complex parts of the build a detail should be provided showing exactly the way it will be constructed. This often doesn't happen. You see it is very easy to draw a line on a piece of paper at a 1:100 scale, it is quite another thing to make that line into an actual building. Some architects seem more like artists. they draw beautiful plans that just aren't practical to build. I'm not bashing architects at all, just pointing out that some really don't seem to have the practical skills to be able to manage a build. I guess an architect doesn't necessarily make a good builder and a good builder doesn't necessarily make a good architect. Hopefully Kay and Andy have got the help needed to turn their beautiful plans into a beautiful house. K Re: Schloss am Meer .... onto third floor! 48Nov 08, 2010 8:47 pm Well we are finally onto the loft! It is looking amazing and now suddenly feels like we are getting somewhere. All the wood arrives tomorrow and we have up specced (?) everything in terms of the joists and beams etc. If it can be thicker and stronger, it will be!!!!! Our carpenter / site manager is amazing .... for a change! Our windows and doors arrived from Poland and I am totally in love with them. My front door is about the most beautiful thing I have ever laid eyes on! I am baffled as to how it is all going to fit in the house but this is the job of my carpenter to worry about. It just seems so near and yet so far!!!!! Kay Re: Schloss am Meer .... our castle by the sea! 50Nov 21, 2010 9:32 pm Well since the departure of SM things are moving, and FINALLY coming in cheaper! Our carpenter has nearly finished the floor for the loft and has said that we should have walls by the end of the week. Then roof and thence can instal windows so we can have lock up! This OB business though is not for the faint hearted. Seems our chippie fell when they were loading up the LVRs! I keep getting shivers up my spine thinking how lucky we were that he wasn't hurt. Looking at wall insulation at the moment. Have been told about an awesome uk product called recticil but seems it is not here. Looking for some top rate insulation stuff. Chosen our cladding. Using Mitten products. Really good stuff and looks awesome. Ordered our wood so that should be on it's way. Once the house is at lock up we will get on with the stairs. Our wonderful carpenter has a welder friend so they are making our stair case. Now off to add up marks and write reports! Well, and windows, and kitchen, and and and... haha. I didn't even know walls had insulation? If hubby had his way he would be building a house with coolroom panel haha (or tilt up concrete). At our rate though we may as well have OB, we're paying for everything seperate ourselves except the walls and management side of things. That salesman with our chosen builder you didn't get a good feel for, was that the display home in Coogee? We went and had a look at it last weekend, he was a right snob I nearly had a heart attack when I saw the price for rear view option too, we're getting so much more floor space for 3 figures less... I think the salesman we have is fantastic. I'm still waiting for some small print issue that makes me feel otherwise lol. We have seen him at two displays and he has been rude on both times. It is interesting that your guy got you a good price because I think that one down there is veryexpensive for what it is. They must see them coming!!!!! I dont think a Christmas move in is on the cards anymore but am feeling happy that it is moving. Have you had any luck with concrete prices? What did you go for in the end? Hubby went to a meeting at someones home the other night and they polished concrete. He is totally convinced! I got a quote for our windows at the front. Man they are dearer than my windows from Poland! And they are not double glazed!!!!!! Daylight bloody robbery! Starting to thnk about kids bathrooms and upstairs kitchen. I thought you already had the kids bathrooms all worked out? You didn't get your front windows from Poland? Was going to quiz you about your windows next time we saw you actually. Our drama is somewhat died down as although we are losing our awesome carpenter to another career we have found another one who is equally as skilled and a great friend of mine. I had a heart to heart with my friend at the scaffolding place and all is good. They are giving us another two weeks for free. I think they know our drama and know that our project manager was a bit of a s%$^. Anyway the third level is half way done and the views are awesome. We can see Rotto, Garden Island and down to the harbour. Of course at some point we will loose some of these but we are thinking of abandoning our bedroom and shifting upstairs to make the most of the views. Once the reporting season is finished I will get on and post some pics for all to see. I still feel very overwhelmed by this whole process and quite vunerable at times and also ver angry with our project manager but I am determined to finish the house, to a high standard and to budget. So far so good! As for cheap tiles - tiles dont have to be expensive to look great, in the house we renovated I used the cheapest tiles I could find and think they still came out ok - the trick is to go for simple colour schemes. I am fed up of scaffolding and most definately fed up of the whole process. This OB lark is not easy and why I thought I could do it is beyond me. I can sew, I can bake cakes beautifully. Surely that should have been enough. I had a complete meltdown last night and was vomitting with the stress of it all. There is still so much to do and the money we have access to is running tight. We need to get to a certian stage to access the next lot and all the while the scaffold is up and costing me mega bucks. We have made some monumental stuff ups along the way, ignorance being the biggest one. We had a estimation done professionally, used trades we knew but the mistake we made was trusting the project to a project manager. He was very good at drawing down his money ... and nothing else. He has cost us time and money. Oh well. We will finish it, it might not be as exacting as I would have liked from the word go but it will be beautiful .... one day. And I know that in years to come it will be all forgotten. It is just now that is bloody hard. I love yoru blog and read it every day. Hope you are feeling better after your little mis hap. Got some furniture in it now, looks heaps better compared to totally empty. Have a link on my thread with pics. Have you had more problems with the house over the holidays? or is it just catching up from the previous problems? Hope it's all done and dusted soon and you get to move in! The fastest thing a builder will do is bank your cheque, those systems work perfectly with lightning speed, everything else is slow burn.
