Just cement sheeted the bedroom side wall to have it ready for the timber cladding, same with the front part of the house. I may be biased but the service I received from Pippo who is the director has been nothing short of excellent, to the extent where we have become friends and have picked him up myself from the airport in Melbourne and took him out to dinner. He is a lovely bloke and if you need any household items, I am sure he will offer you an excellent price. Thanks. We struggled quite a bit trying to find the right one and we're pretty stoked with it. It is pretty much located at the centre of the house so is quite literally a 'centrepiece'. Majority of the people who have seen it so far have fallen in love with it, except for my carpenter out of all people who said he wouldn't take it even if he was given money The other timber posts are just as lovely. It is going to be a centrepiece (No pun intended!) It's basically for practicality, rather than stepping out and bringing the normal ducted vacuum, decided to install these for a quick vacuum. I don't know if it can suck liquids though. House is coming along slowly. Had some issues with plaster delivery which should have been before xmas as we had placed a deposit to secure stock but ended up getting it from somewhere else which only arrived 2 weeks ago. I have a feeling that the plasterer was ly*ng to me since it should have arrived within 2 working days after paying for it, and we had further delays with delivery, but nonetheless, we have to wait for our Ezyjambs for the doors which should arrive by the end of this week hopefully. Without the Ezyjambs the plasterer can't finish his patch work for the lockup & fixer. As a result for the delay in getting the plaster, he initially discounted the job by $1k (he is already doing it for a pretty good price) and then another $1.5k so $2.5k discount on top of his original good price so I can't complain too much. If your'e asking what Ezyjamb is, it's doors without architraves. These will be applied to both normal opening doors and sliding doors. I will most likely go timber flooring with hydronic panels. I'm also looking at plaster reveals and architraves less door frames. I was looking at ezy jamb (what's the cost for the door jamb?), but not sure if I need it as I plan to have a shadow line around the door. I like the idea of plaster walls without skirting boards but am worried it will be prone to damage from even using the vacuum cleaner head. I have a friend who is a builder who took a look at our house and he said our place should cost around the $21k mark. My 'friend' from high school initially quoted $19.5k + materials for the bottom without skirting which was around $1k but due to the delays he said he will discount it by $2.5k as mentioned earlier, so hopefully $18k all up. The price range my builder friend gave didn't even include stuff like no architraves, plaster reveal and no skirtings, pretty much standard stuff. Considering he is doing all those extras + he laser levelled the whole house so the ceilings are all level + he will square finish all the ceilings everywhere so no corner architraves on the ceilings as well. So assuming he does a good job at all that I am happy with $18k which would roughly equate to $500 per square (not square metres). I was pretty adamant on getting concrete floors and I would only do so if I got underfloor heating, otherwise it would be freezing in winter and ducted heating just doesn't do a good job at heating the lower parts of the house if it's coming through the ceiling. As you may know, heat rises upwards so to be able to heat the floor equally everywhere around the house would ensure a constant temperature and concrete being a thermal mass it will hold the heat for a long period of time. We have grey ironbark floorboards in our current house and they have been terrific, a luxury we splurged on at the time. Out of curiosity I got a quote for the same timber for the new place and for 300sqm I got quoted $114 per sqm which was around $35k, that included plywood, laying, polishing, the whole lot - which was way too much. Having friends who are concreters really helped out with the top slab as I only paid $19k inc GST. I reckon I saved around a good $10k there. However there is polishing cost and we're looking at $10k for that. But if we went with timber I wouldn't have gone underfloor heating as it would buckle the timber eventually, so panels is a good option for you. My hydronic heating cost $14k and that included an Immergas condensing boiler (normally $1k extra), so for 300sqm of heating I am happy with that. I got quotes from 10 places and they were the cheapest as well as professional. Next closest was $18k. Although it is still a lot of money, if you are planning on living there for a long time yes the initial layout is a lot but hydronic heating is the cheapest form of heating, unless you have a wood heater and can source free wood As for the no skirtings, I chose 35mm which is high enough for the vacuum head to slide under the plaster. The delay with the plaster still worked out OK as the ezyjambs are arriving Wednesday hopefully and without them we couldn't have patched up the plaster and the lockup and fixer couldn't move on to the doors. I just hope we don't have further delays. The kitchen should be ready next week. Went with 2pac erveywhere including pantry, laundry, bathroom, ensuite and powder room, soft close everywhere and we're doing a hidden pantry door. Polished concrete does cost a fair bit, especially if you want to expose the aggregate as it takes much longer and the price would be around the $100 per square metre, depending on how much concrete you have. Me and my wife both like the grind and seal look so we are going with that and the cost for that is around $33 inc GST per sqm.
