We are going to need to put wire mesh down the bottom as well to keep the dogs in, not sure how we do that either... Also not sure how big you want to start out with but here is another option....a friend of mine is building one and she said the inclusions are great. But it may be too small for you. http://www.grannyflatsandstudios.com.au ... rush-range Re: Acerage 1st time Building S Highlands *owner build/kit?* 122Jun 19, 2014 8:08 pm Lot927 Bigblock, thanks for the hints and tips re the fencing.. when you put the rails up are you able to take a close up pic for me on how they go together. Will be delaying our fencing until I can get someone else to come and help me lift and hold rails. Will go and have a look We are thinking we might aim for something like a coach/carriage house as Stage 1 of a build, a friend lives in one, and it looks great and has plenty of space for a small footprint. Just coming up with contingency plans, way too much happening at the moment, so it feels better to have plan A, B & C right now (ok and maybe a D and E too for good measure) Build thread http://tinyurl.com/llgc7yk Re: Acerage 1st time Building S Highlands *owner build/kit?* 123Jun 23, 2014 7:37 pm Quick update- had more rails delivered on the weekend. I'm feeling very sore and unfit today as hubby couldn't help upload them Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Hubby off to neurosurgeon tomorrow so will hopefully get some answers regarding his spine. This is part of the reason we are second guessing going for a normal build with a builder - I don't want to go and add that much to the mortgage if he has issues with his back and working. We are leaning towards buying a small kit home as stage 1 and having it built to lock up and then doing the rest with friends and family. I don't know if you ever know what the right thing to do is? I'm drawing up plans ATM for a coach house style home, 8.5 x 7.5m with a loft and dormer windows. Living, dining, Kitchen, laundry with WC downstairs, and 2 bed, and bathroom, wardrobes upstairs. Could later build stage 2 with more bedrooms and living areas, garage etc. We took a drive around our new town on the weekend and saw lots of loft/cabin type homes which was great to see. This is the sort of style I like Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I hate changing my mind so much, but I guess it's better to do it before we are all signed up and booked in! I guess it's the dangers of having to carry 100s kgs of stone every day. I think we could make a false carriage door on that side (which would face south), and then later down the track build a proper functioning coach house as a garage Build thread http://tinyurl.com/llgc7yk Re: Acerage 1st time Building S Highlands *owner build/kit?* 126Jun 23, 2014 8:47 pm These are the rough plans I did up, living, dining on north side, stairs on east, kitchen on south, and carport and laundry/WC on west. Hopefully you get good news at the appointment. Re: Acerage 1st time Building S Highlands *owner build/kit?* 129Jun 30, 2014 11:33 pm Thank you! DH not allowed to do much until he goes back to the surgeon in a month. Lots of Physio etc and will see how it goes and if he needs more intensive treatment. Still unsure what we are doing ATM with the build - leaning towards owner build or partial owner build if it means we can build stage 1 of the house with a very small mortgage then we may go down that road. All hinging on DH back though. Sadly lost another of our dear dogs on the weekend it's been an up and down few months. Would an option be to put the build on the backburner for a couple of years? Or are you definitely building something, just not sure what yet? Build thread: viewtopic.php?f=31&t=65085 Re: Acerage 1st time Building S Highlands *owner build/kit?* 132Jul 01, 2014 3:31 pm Thanks EmyN - will def build something as we are on the family farm which is for sale now. We also will get the FHOG if we build, so worth $15K in NSW just trying not to make any big decisions until things have settled down a bit - I try not to make too many big decisions when I'm stressed or emotional Build thread http://tinyurl.com/llgc7yk Re: Acerage 1st time Building S Highlands *owner build/kit?* 133Jul 01, 2014 7:35 pm Very wise! It's been quite a bit!!! It is so hard knowing what to do. I've woken up in the middle of the night and lay there many times wondering if we are making the right decision. I really think sometimes you do have to take a leap of faith and trust that there isn't always one right decision. Building a home has so many hidden costs and a budget can blow out so quickly. On the other hand, given your DH's health issues perhaps owner building isn't the best option either. Both have pros and cons. I do like the idea of the basic kit home and renovating. I think it would allow you to spread the costs, do a lot yourself and really put your own touches on it. And I'm sorry to hear about the loss of your fur baby Our build thread: viewtopic.php?f=31&t=69984 If you want the rainbow, you gotta put up with the rain. Acerage 1st time Building S Highlands *owner build/kit?* 136Jul 18, 2014 8:09 am We still haven't come to a full decision as yet but are definitely going to do a smaller custom build - just depends on how much we do ourselves and what we get a builder to do. It's hard as we really liked the builders we were dealing with but after much thought we feel that we would rather something that looks and feels like us rather than a bigger home that's just not us. Small progress on fencing, had some wonderful help from friends and we got the top rail on the front fence. It's all ready for wire and mesh now, but I will probably coat it first a black fence paint specifically for horses (like the old creo but not toxic) after I cut the tops of the fence posts so they are flush with the rails. Need to get approval from neighbours on them paying for half the diving fence and we should get that done pretty quickly. It's so easy to look at all the big, impressive housing and dream big, but ultimately they don't fit all of our lifestyle's or budget! I'm sure your home will end up with so much character and be exactly what you need. The fence looks great!
