We have the builders constructing the house on our farm just to lock-up (stumps, frame, cladding, roof and they should start about the 1st August. We then will be 'owner/builders' and employ the tradies to install other items such as plumbing, electrical, plastering, stairs etc. But we only want to know what the bare minimum is so that we are able to get a CFO so that we can end throwing our money out the window by renting and move into a 'worksite' instead! Eg: Just complete the main family bathroom upstairs and leave the ensuite and powder room incomplete downstairs. As I want a very 'expensive' kitchen (as hubby calls it ) we will purchase a kitchen out of the trading post just to install for the time being until hubby has earned more money for my 'expensive' kitchen . I've been told that some of the items you don't need for CFO are floor coverings/internal doors/plastering, but nobody has been able to tell me what I DO need and I really want to work out my budget so that I can make sure I've covered everything we need to get in to get CFO so that we can move in ASAP. I know that we need to employ a Building Surveyor that is able to check and issue the CFO and if we're missing things then he gives us a list that needs to be done before he can issue it. I just want to know all the items on that list that he's going to check to ensure that we have no time delays or budget blowouts! Wendy The stumps are in the ground! Lets work the other way what doesn't need to be finished. 1. As you said floor coverings in non wet areas. 2. Wall coverages away from wet areas. Like above sinks etc. 3. Heater and air cond dont need to be installed. 4. Perhaps doors etc. 5. Painting doesn't need to be on. Would you consider a room that is 'planned' as an ensuite, has the plumbing pipes in place but no fixtures/fittings a wet area? What about the following items: Plaster? Lighting? Laundry trough? It is a bit for for a checklist in this case. ALso what you are doing is very hard. technically the house needs to be completed to what it says on the plan. Perhaps on the plan the ensuite should state future provisision for ensuite for example then you can leave it out. There are some things I'm concerned about not being finished - - decking (although the desk joists will be covered with temporary red tongue flooring) - steps up to the decks - laundry chute hasn't been fitted out and you can still see the frame inside the chute If you did find a "get-over-the-minimum-to-move-in" list for VIC I would be incredibly grateful. Basically, you won't be able to move in right now as the following major items will have to be completed (off the top of my head - I may miss one or two things): - Electrical certificate (so you'll need all GPO's/smokies/light fittings fit off) - Plumbing certificate (roof plumbing, general plumbing such as sewer, stormwater and gas and plumbing for air conditioning) - Glazing certificate - Stairs and handrails to be compliant (and any other handrails that are required to the property). - Insulation would have to be in for compliance with your energy report - Tiling to wet areas, including splashbacks. - Termite protection (part a & b) if required. You would have to make sure your kitchen splashbacks are done also, even if it is temporary (including fire rating behind your cooktop if required). The plaster would have to be on. The electrician couldn't complete his fit off without it, and therefore couldn't issue his certificate. I'll add more if I think about any. Also there is a step up from the garage into the house of 250mm, do I have to put a step there as the step up is over 190mm? The decking I don't believe needs to be completed as it's under 1000mm high, so the fall hazard isn't there (therefore no handrail required). The step would have to be put in the garage because, as you said, it's over 190mm. I guess you surveyor doesn't mind if your services are installed by un-licenced tradesmen ! oh no all plumbing and electrical must be done by liscenced guys but not required for an occupancy certificate only when we want our completion certificate do we have to have electrical and plumbing done.two totally different certificates so we can still live there but will not be allowed to sell the house without the completion certificate. also u dont legally have to have power and water but if you do decide to have them only then do they have to be done by liscenced tradies stay safe happy building Re: Is there a Checklist for Certificate For Occupancy???? 20Jan 24, 2011 7:23 pm Just bumping this up as we are getting to the stage where we would LOVE to move in, sooner rather than later.
