Browse Forums Owner Builder Forum 1 May 16, 2011 7:19 pm Hi Is it possible to get an occupancy certificate before a OB house is complete (ie, before internal doors are hung, before skirting, painting and floor coverings, maybe only one bathroom complete, etc). Or is it allowable to move into a home without an occupancy certificate? And if so, can you still get normal building and contents insurance. The reason i ask is a financial consideration? We have decided to owner build so we can get the exact house we want. We think we have the funds but in the event we run out we'd rather do without for a while until we can afford them. Re: Occupancy Certificate 3May 16, 2011 8:34 pm you will probably get away without having doors etc. However I think your going to find that bathrooms need to be complete. big ticket Things that can be left out are the following Carpet Timber flooring Aircond No one can stop you from living in house if it hasn't got cert of occupancy. However normal home insurance dont cover houses under construction. Re: Occupancy Certificate 4May 17, 2011 8:12 am We are building ourselves and just getting our place ready for Certificate of Occupancy. Our private Building Surveyor said we only need to have the bathroom fully functioning, a kitchen sink and laundry trough, hot and cold water and cooking facilities (can be a BBQ!) As far as I can make out the rest can be done later. I have heard that it is up to the inspectors discretion though. We will have all the wiring and plaster completed anyway so not sure if they are compulsory or not. I rang our insurance company and they said as long as it has Certificate of Occupancy we can cover with normal house insurance.
