I am replacing the roof on my house which requires a building permit. At the same time ill be replacing bathroom fixtures, doing new tiling, painting, flooring etc. This cosmetic work does not require a building permit.
I do not want to state my value as over $16k as then I can not build my dream home in a few years time, I would have to wait 5 years. This is a topic I've received mixed advice on. The definitions are loose, VBA states if "the works" are over $16k it triggers the requirement, but can "the works" just be the roofing works which is the whole reason for getting the permit and will be completed under $16k, or must my painting and flooring that ill do in my own time be included too?
Could I get my cert of final inspection ticked off if the roof is done and the permit is for the roof only, even though the surveyor will walk in to see an empty bathroom some walls that still need sheeting? I feel like I could just say well the permit was for the structural stuff and thats all done, the rest is cosmetic and doesn't need a permit so no worries. But I also don't know what ramifications would be if the surveyor turns up for cert of final inspection and isn't happy that I didn't do the VBA owner builder course and all the rest of it. So hard to find a definitive answer on this stuff argh.
