To stay mortgage free we have a construction budget of $250k. We want 4 bedrooms, 2 bathrooms, open plan living area. I have time on my side, pretty good hand skills and 23 acres of great timber trees. What would you build? Some grow pretty straight but when they are cut they warp and twist quite a bit. A lot comes down to the guy who cuts and mills them and what time of year he does both. Do you know what species they are? There are guys who have portable mills who will come and do it on site. The problem with buying one is the very steep learning curve. The risk is ruining half the timber before learning to do it properly. I have a great friend who used to run a big sawmill who could give some pointers, but he has his own full time work so won't be on hand often. As for the species, we have tallowwood and flooded gum we want to use for floors, Grey Ironbark for outside cladding/screens and verandah posts and then grey gum-turpentine for inside post and beams (if we decide to go heavy timber construction) and floor-roof structural members. If it were me and giving the amount of timber on your place ( once it is milled ) I'd go a post and beam style house. A lot will also depend on what BAL rating your place is.
