The thing is hardwood stick build and the support is overloaded, the whole north face is bowing down and inward. (the house was hand built in the 40's.) Any ideas on how much it would cost to have this demolished so I can replace it with an LVL truss on a flat roof profile? I only need demolition and a the center hallway frame constructed to at least hold canvass up. Is it permissible to build an extended wall to hall this up, as an extension on what already exists? I am thinking of raising it enough for a crawl space under the truss and decking it American style with ply form flooring panels, toung and groove sealed with liner, toped with 50mm foam panel and then sealed again with liner, drain and geo textile finishing with growing media. Just wondering how to go about it... If it costs 10k then so be it. I don't really have a choice, the roof frame at the rear is done for and holding tiles ATM. The green roof would provide thermal protection in summer like nothing else so I would rather pay 10,000k now than feed AGL with Air Con bills. Needs to be strong for weight gain during storms. Most of the water will be held within the media until saturation. The discharge is filtered but can take up to 10 minutes to arrive at the down pipe. I imagine by using more trusses I can mitigate the stresses. Once its tied in with flooring ply (30mm) the thing will be so solid you could park a bus on it. I really seem to get the feeling this is stronger and cheaper then replacing the roof with Colourbond, mostly I can do this myself.
