Not a massive issue as i was planning to build our house to 5 star rating anyway but noticed a significant increase in the lighting standards. They are currently minimum 40% efficient lighting but this will increase to 80% from start of next month ( there go the downlights) I looked into it and it seems that by including a covered outdoor living area of more than 12m2, fitted with a ceiling fan, we can reduce the minimum requirement to 4 star. ?? does this sound right. We are building from plans that i designed myself but dont know who specifies whats required to meet the rating standards? Is it the draftsman or are we required to make the decisions our selves and see how it comes out once the energy efficiency evaluation takes place. and make amendments then? Yes it is 80% floor space for energy efficient lighting... Yes, you can have an outdoor area with a fan, but the roof must achieve a R1.5 down rating before the entire house can have only 4 stars... When you have your house plans drafted, and as the go through council for certification, they will then provide you with an energy assesment to achieve your star rating... They take into account things like aspect, shading, eaves, verandahs, window sizes, floor type, construction materials, etc etc etc.... Electrical Engineer... Don't hold that against me... And keen owner builder...
