We just signed our prelim build agreement last week. Do you have any insight on your electrical appointment? What options did you have? We are considering installing Smart switch panels for our downlights, did they mention if this was a possibility? We'll probably need a negative wire pulled for this.. How much did AusBuild charge for extra downlights and power points? What extras outside of the standard inclusions were available? Do they use a supplier for their lights in the same fashion as National Tiles for their flooring that we might be able to go and browse to get an idea? Do they use a supplier for their lights in the same fashion as National Tiles for their flooring that we might be able to go and browse to get an idea? Hey jbking93. Good to hear from you again! I'm not sure about the smart swich panels but they did had some smart switches on display during our selections appointment. We were told that they were prepping for a new range to be included so I'm not sure if they are still offered. Best to ask when YHC first gets into contact with you. They use Your Home Consulting (the electrical appointment was also in the Expressions Studio). Inclusions in the Adina home design were: - 16x HPM 12v LED Downlights (exact model here) - 2x Mercator Skyline Exhaust Fan Light 250mm Round white (exact model here) - 1x Mercator Neo LED Ceiling Batten in the garage (exact model here) - 1x HPM Ceiling fan white (exact model here) - 1x Mercator Fletcher - Oval Bunker Wall Light black for the external laundry (exact model here) My upgrades were: - swapped the external laundry bunker light with the a dual LED spot light (exact model here) Cost was $77. - 17x extra downlights (same as standard)
- 2x install batten, globe & conical shade to light point (these are to install normal batten fix light points/bulbs - $54 ($27 each) - 1x extra light circuit and extra safety switch: $171 - 19x light points: $893 ($47 each)
- 1x junction box for future external light point: $98 - 1x convert 2-way switch to 3-way switch: $56 - 1x extra power circuit and extra safety switch: $277 - 8x extra double power points: $520 ($65 each) - 1x weatherproof double power point: $106 Also had 2 extra outlets for the central cooling which costs $280 ($140 each). We had a $1000 electrical allowance (in hind sight I should have prompted for a higher electrical allowance so it could be part of the home loan). Our total was $3,705 so with the electrical allowance it was $2,705. Hope this helps! I have a question in relation to the changes you made to the kitchen if you dont mind. What was the cost to add additional cabinets and stone top on the side where you have the kitchen window? did ausbuild give you a breakdown of the cost? Usually they say like provide additional 2lm overhead cabinets etc. Thanks mate. Re: Building w/ Ausbuild @ Thrive (~550k; during COVID) 105Feb 15, 2021 12:20 pm Kq1 Hi Monstro. Any new updates monstro? Where is the house at? Re: Building w/ Ausbuild @ Thrive (~550k; during COVID) 112Mar 28, 2021 3:32 pm monstro National Tiles appointment done! Selections: - Main tiles: 600x600 Stone Code Almond Matt [rectified] - upgrade $2,300 - Laundry tiles: 450x450 Regina White Matt - standard - Ensuite
- Main bathroom
- Powder room:
- Misc: Grout costs - $140 Overall cost is ~$7,500. I believe it's quite a nice price considering I have all bathrooms now with tiled floor-to-ceiling AND have all main tiles in a 600x600 rectified format. Really happy! Hey monstro, We're currently selecting our tiles and wanted to know if you did all walls of your floor to ceiling lay, or just one or two? We're also looking at the Concrete Fusion range.. how much was it back when you picked it? It's currently $20 a sqm and we're trying to judge if it will be a similar price to get what you got. Thanks as always ☺️ Re: Thread closed - Please PM if you have any questions :) 114Mar 23, 2022 11:12 am Fayekaz monstro 1 Hi, I know the thread is closed but I’m really loving the render colour. Does it throw any beige or green? We picked it because it was the most neutral grey we could find for our house's position relative to the sun. (front is east facing) so it might be different to yours. However, if I were to place it on the warm-cool spectrum, it sits on the slight cool side. Hope that helps!
