Browse Forums Building A New House 1 Sep 25, 2020 10:14 pm Hello, Looking to purchase a property on a hill. The land has had significant earthworks done about 12 years ago but was never completed. Before engaging the experts i thought i would try and arm myself with some knowledge. So please, let me have it, what is feasable here? Shotcrete? Boulders? Block is 2700m2 total. To be clear, the site has been in this state for over 10 years. 4 big steps 1.5m high, 3m between 30m long Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Vertical weathered rock wall runs down most of property. 40m long from 3.5m high to NSL Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Massive site cut options 3Sep 28, 2020 8:29 am Couple more plans/pics I was able to dig up Post cut/fill survey plan. https://drive.google.com/file/d/1LuQaaW ... p=drivesdk This is what it looks like without 10+ years of nature taking over. Re: Massive site cut options 5Sep 30, 2020 7:26 am You need to work out a budget of house build plus site works. The house you choose would obviously need piering etc for foundations not to mention some retaining walls and then there is what you need to allow for on the rest of the property to turn it from basically looking like a quarry into landscaped grounds. Stewie Re: Massive site cut options 6Sep 30, 2020 1:35 pm The ideal number in my head is all done for $500,000. We are not after a massive house. We are looking into not having a garage and instead utilising a 3ish bay shed for car storage seeing as though we have the space to utilise. Re: Massive site cut options 7Oct 01, 2020 3:47 pm For anyone interested, i have discovered that the front/side besser block retaining wall was never finally approved by council. Construction and design was all approved and above board, for some reason no final inspection of footings etc. I have engaged a structural forensic investigator to see what i might be looking at cost wise. The owner has said there would be no problem for him getting council approval for already built wall. If we are to go ahead and make an offer, i will be sure to put multiple conditions in the contract. Edit: approved wall site plan because posts are boring without pics Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ PM me your email. I have a build excavation calculator you can use based on your plans to double check what your builder is telling you.
