We are looking to build a 7 star energy efficient custom designed double storey home in Perth with a budget of a million dollars including landscaping.. Obviously have been talking to some builders and have Riverstone, Urbane and Seacrest homes narrowed down. Someone then put the idea of a building broker in mind which added another dimension. Love the Zorzi finish but their goodwill makes them the priciest in town. Like I said in the begining I have been lurking around for a while so am aware to make doubly sure before signing any contract and have picked up a few handy "I wish I knew before I built" tips thanks to this forum. Anyone has any experiences/builders who are good/builders to avoid/advice to share? Have never built a home before so if anyone has built something with a similar budget would appreciate some feedback. There is also the question of larger companies vs single owner/architect type companies except the interiors of the smaller companies have never matched our expectations from looking at their show case homes. I have had a dealing with their Sales manager, I sent a request for an appointment with details of what we are looking for and our budget on the 5th August 2020 asking for an appointment on the 10th August he replies on the 9th August which is today asking are we good to go at 10 AM on the 10th and he has forwarded a mail that he had sent on the 5th supposedly. Now I have a Masters in applied computer science and have a little bit of understanding on how emails work. So for anyone reading this post..be wary of Giorgi if you are in the same boat as me if their sales manager fabricates emails then that does not lend much credibility to them. If the sales manager is deceptive from the get go without even meeting the client , how reliable can the company be. I know Marc is their "lower end" priced homes but uses the same trades. When I say lower end I mean sub million. They took us through planning and approvals for a KDR, but a change of circumstances meant we couldn't go through with it. We were really, really impressed with everything along the way and it was a real shame to not proceed. We're building now with Novus Homes. OP - i thought zorzi would do homes well in exceedance of 1.5M - unless you're building a small sqm home. I've about same budget in Perth and have had trouble deciding who really is quality for the price you pay. James Zorzi was very helpful but Grandwood, their smaller arm had too many airs and graces so they are out. Marc from Giorgi gave a very compelling case, very good work and architect designed, my current number 1 choice though will end up being 1.2 if we go with them. Yet to meet Seacrest, riverstone, exclusive residence spadaccini and west style. I have meetings lined up most of this week and next and should be deciding by end of next week. I shall share my personal thoughts and who I decide to go with once I do and once I speak to some of their clients. Hope that helps. I would like to help out here but I don't think most luxury home aspirants look for more than negative reviews on google, If that. I however have gone through the due diligence with Perth luxury builders and am happy to share my thoughts and build process plus photos but only if it helps someone doing the same out here in Perth. Bottom line is Giorgi/Marc, Zorzi/Grandwood, Spadaccini/AMG,Brian Burke/Refined edge are the best and anyone of these will deliver your dream without a question. But can someone else deliver the same at a lower cost is the question. Thanks for the info.
