Browse Forums Building A New House Re: Seeking feedback ideas for 30sq Custom Floorplan - SE Me 2Aug 07, 2020 12:48 pm what are the number and ages of those who will love in the house full time, what is the intention for the retreat, will all the bedrooms be used full time use or for occasional guests and seems a shame to lose the use of the dining room for table tennis when table tennis could be played in the garage..we had a similar arrangement suspended from the ceiling and lowered to sit on folding legs and which side of the house do you prefer the prayer room eg could the bedroom and prayer room be swapped with the lounge? Inviting more suggestions for Lounge, Meditation room and Bed4 layout. the new location for the powder room is better but if you want to make the whole house smaller we need to be able to consider the whole house..a few cms taken off one room may be just enough to make room for an essential space elsewhere but the dimensions on the plans are difficult to read and i can only see the distance between windows not the actual size of all the rooms..attempting to make a copy of your plans to see if i can make some alternate suggestions but what is the maximum size sqm that you want for the whole house including the alfresco, garage and porch and where do you want the alfresco? But let's see what it looks like once we shrink it. The maximum coverage allowed on my lot is 287sqm(~30.5SQ) at 60%. Current design is 282sqm without Alfresco. But hoping to save 5sqm along sides to hopefully add 6sqm Alfresco. If we can cleverly reduce the overall area to come around 29.5 - 30Sq that would be awesome outcome. Unless I can find a builder who can build me second storey Lounge+Bed3 (say 32-33sq) for say 30k extra over Single storey price. Quotes I have got with all 'Must have' and 'We'd love to have' upgrades are already hovering around 360-370k, and I can't spend more than 380k even for double storey. Just need more refinement. I'd too went to custom plans path, 2-storey, 31sq and had two builders tendering, selected one and waiting on approval now. But before, I was in a similar milestone and I thought v17 was the final one for tender, sought a 2nd and 3rd opinion which then made me do a major change and final V18 plan issued and glad I did it! Reduced the cost as well. It's just a matter of listing out your priorities, I decided future resale value is important so designed conservatively but enough wow factor. The only thing need to be aware there may be additional structural beams (long span), drop edge beam (at zero lot) and energy rating cost (double glazed?)to consider in your budget, passive design is always desirable, so my main thoughts are the lounge should have northern aspect, and reshuffled everything in a similar locations but moderate sizes. The red dots are the previous eaves locations. Hope this is assist as part of your thought process, there are already great plan suggestions above, just keep getting construction feedbacks from the builders on your plans, they know what to look out for. You must have spent lot of time to come up with what you have given me. I am grateful for it. If I were to use your design, I may need to consider following: 1. Provide 1.2m offset from side boundaries (two builders said they need that for light court requirement). would I still have 3.4 x 3.1m or bigger Bed 3? 2. Do you see any other way I can move dining table out of main corridor for easier access? 3. Open up Prayer from Lounge 4. Turn study nook into WIL (Retreat will basically going to end up being Study room once I put double CSL next to dining. Main one is the Kitchen being oriented other way to provide min 2.1m sliding door to future alfresco (may get builder to extend the roof with building if cost effective. Considering North is UP the page. 1. Bed3 Would it be worth spending 1k to replace a std West facing bedroom window with a sliding door? Would it be better located one side of wall? 2. Flush jamb panrty door- do you think its currently obstructing and may also obstruct fridge door? 3. Any thoughts on one corner of the island benchtop curved for improved room between dining and island? 4. Kitchen window - would you recommend getting rid of small Return OHC and centering/widening the window slightly? 5. Anything else that needs further consideration in your opinion? This round of variation was last one,I guess builder would charge variation fee and I risk delaying my build if I do any more round of chnages. I have a meeting with builder tomorrow to review all chnages made. Some according to my requests, some not fulfilling my requests so they would be revising plans anyway to fix what was asked for previously.
