Could you guys please suggest me if the floor plan is good? Wasting precious floor space on your cars may not be the best option. Your bedrooms and other rooms would definitely benefit of an extra 36 sqm. You probably would need more open space for your kitchen/meals area, your island is taking a lot of valuable space. I would rather have one longer kitchen rather than having small kitchen + small pantry but big laundry. Just my 2 cents. I wish that was possible, but I am building in a new estate and they have certain regulations regarding garage. Yes, you are right, I upgraded stonebench size, so should I decrease it to 900 - it is 1200 in the floor plan Re: Floor Plan Suggestions for a Small House - 20 squares 4Aug 03, 2020 9:45 pm have you visited an already built version of this house?..if not,. you need to understand the room sizes and how furniture will fit..enlarge a copy of the plan and then make scale sized cut out furniture to move around the rooms..(queen bed allow 2100 x 1600, single bed 2100 x 1000, 6 seat dining suite 2100 x 1500, lounge 2100 x 1000, single lounge chair 900 x 900 plus at least 1m to walk around between furniture)...i would much rather see a more spacious three bedroom home than four bedrooms plus two living areas squeezed into the same space and, details like making the kitchen island bigger would mean that you wouldn't have enough space for a dining table with chairs ..the most important decision about your new home will be the design so don't be in a hurry and consider other floorplans that don't have so much space allocated to hallway (eg this plan has more space for hallway than the master bedroom) and a plan without the lounge walled of from the entry hall would feel more spacious without adding extra space but could still have a sofa bed for overnight guest and could be called multi purpose room in some plans but where is north on your plan? ..check out yourhome.gov for ideas for passive solar design that will help make any home more comfortable Re: Floor Plan Suggestions for a Small House - 20 squares 6Aug 04, 2020 8:41 am my suggestion would be to look at a different plan that only has three bedrooms so that all the rooms are a little more spacious...you have to be careful about changing any plan as the building company often charges a lot more to change their plans ..do any of the local companies have a three bedroom plan that you like? Re: Floor Plan Suggestions for a Small House - 20 squares 7Aug 04, 2020 9:28 am LIke others have mentioned you cannot squeeze in 4 Bedrooms in a 20 sq house, I know this personally since I own a smal lot and we struggled with designs, we then switched to double storey plans for a more spacious home. The best you can do is 3 BR with an lounge. Also, remove the laundry from behind the kitchen, it will open up your living+ kitchen area. Are you in VIc ? If so, I suggest you visit HBC's display home, they generally cater to smaller designs and have few small (20-22sq) homes on display. Give yourselves a walkthrough to feel the space. Re: Floor Plan Suggestions for a Small House - 20 squares 8Aug 04, 2020 1:11 pm I have seen well thought 80 sqm house with sleeping space for 6: 1) master bedroom for 2; 2) kids bedroom catering for 2 kids; 3) living room which effectively converted into another bedroom for 2 (retractable sofa, retractable wall dividers). No garage, though. I am not always getting why some ppl cars are taking more space than ppl. World is moving towards carless economy and it seems that in 10-15 years private cars have all chances to become obsolete. Re: Floor Plan Suggestions for a Small House - 20 squares 9Aug 04, 2020 1:38 pm alexp79 ..i also think that cars takes up too much space and suggest that while everyone still seems to need/want a garage that the carspace could be designed as multi purpose rooms that can occasionally be used as guest accommodation, entertainment and hobby rooms, instead of so many rooms left unused much of the time... our garage/rumpus room with secure storage made out of recycled kitchen cupboards is great for driving inside to be undercover when unloading people and groceries in cold wet weather and we have folding tables and chairs and big screen TV for the garage to be used as the mancave for the footy crowd and playroom for wet weather kids activities Re: Floor Plan Suggestions for a Small House - 20 squares 10Aug 04, 2020 2:33 pm Do people keep cars in their garage?
