To my mind we haven’t started detailed discussions on the specifications yet so this is a little premature. I have created my own Construction Checklist from the useful “Things you Forgot” Homeone thread which has over 300 items. 150 of these are upgrades / extras or just queries on the standard builder inclusions which I have flagged for Pre-Contract negotiation. eg I know I want 25 data points (give or take 1 or 2) and I want this included in contract price rather than a variation during the Electrical consultation. Do I request a fixed price for 25 data points (and accept any variation risk) or accept a provisional sum allowance for data points. I guess my questions is what provisional sum and prime cost allowances are acceptable given I want to keep these to a minimum? I do plan to engage a Building Consultant to review the contract before signing. Are there any other negotiation tips or other general tips before signing the contract.
