He would like to engage a building inspector before settlement. The contract says that the vendor has agreed for the purchaser to engage an independent building inspector and this inspection will take place at the same time as a new home presentation. The building inspector cannot access the roof surface until after settlement. The vendor will accept a report for a roof inspection if supplied within 7days of settlement. The purchaser will forward the inspection report completed at the new home presentation asap to avoid any delays with the settlement. The builder has just confirmed that the defects identified by the building inspector will be sent to them and then they will decide which one they will fix and which they will not. In other words, we cannot walk away (exit) from the contract based on the inspector's report. They might have concreted up the sewer line etc. You've written that the builder may or may not rectify things in the report, but that isn't the same as not making it conditional on a building inspection. You definitely want it conditional on a satisfactory (to you) building inspection. Would you recommend buying a car without getting it checked out? Who knows if there is insulation in the roof? That no pipes are blocked, electrical is up to spec etc. I would also get the plans from the builder and make sure it's build as per approval etc. It would be a red flag to me that the seller isn't allowing you to have an inspection and make it conditional on those results. Unfortunately it's a race to the bottom if you are competing with people that will buy without an inspection.
