Browse Forums Building A New House 1 Jul 20, 2020 11:37 am Hello Forum member ! Firstly thanks for all your assistance so far with our floor plan. We are in final stages of the plan and would like your feedback/suggestions for Kitchenette and WIR. As you can see we have a WIR for Bed 2 with dimensions 2.29 x 2.23. we have Sitting on the other side for which I would like to add a kitchenette which I was thinking to reconfigure the WIR2 as we don't need that big WIR. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I am struggling to with ideas to convert the WIR2 and was wondering if you can suggest something. In Kitchenette I was looking to install - Small Bar fridge, Sink and space for small sink. If possible a small induction plate. Appreciate your assistance and looking forward to your feedback. The "x" section is the Duct for AC but I can check with the builder if they are really using it and if not then that provides some good space to workaround. I think Option 2 looks good as it provides more space for Kitchenette which can be used for additional storage as well. May be I will add a skylight or a window ( Will try to avoid as it is west facing wall) Appreciate your assistance. I will check with builder if they are using the AC duct. I think they would be to get the AC ducts for the sitting room. The Solar Skylight option is really good one. May be I will get that installed on couple of locations in the house. I like that you don't need the whole cutout in the ceiling similar to skylights. Thanks ! Re: Floor Plan Suggestions 6Jul 22, 2020 5:51 pm Hello Everyone. It would be great to have some feedback about the below kitchen layout. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I was wondering what would be the best way to have Oven Tower at the location highlighted. The limitation is that If we provide oven tower (750mm depth) then the Refrigerator would look very odd. And If i move the Refg. in line with Oven tower i.e. 750mm towards kitchen island then there is no space left between Refg. and Island. Other option would be to move the Island around so that long side faces the Refg. If we move the Refg. front then we can have a dry pantry shelves in the yellow highlighted location. I was looking for any feedback on whats the best configuration around. Thanks! Cheers ! Re: Floor Plan Suggestions 7Jul 22, 2020 6:05 pm there's doesn't look like enough space to have the oven stacked where you've shown but we need accurate dimension of the whole space including kitchen, pantry and powder room as well as the precise size and location of doors and windows including architraves but, is this a new build or a renovation of an existing building?..and what appliances do you need and where would you have them? Hi oklouise thanks for the response. Below is the updated layout with dimensions. This would be a new build and I am trying to lock in all the structural changes at this stage. The cooktop in main kitchen is 900mm, in Pantry is 600mm. In the tower there would be 2 ovens 600mm side by side. The layout shows the appliance location. we have servery window in main kitchen near the double sink. Thanks for your feedback. Seems like the best way would be to move the Oven Tower as suggested. In line to what you mentioned I was also thinking to squeeze the Powder room by moving the toilet seat towards left. Not sure how much I can squeeze without making it feel compact. That will create some space along the PWDR back wall but not enough for a tower but may be like a buffet or table. The other way can be to make the island bench more like 2.2x2m which I am assuming will create some space around. But I am not sure how it would look like and if its practical. Any thoughts? Re: Floor Plan Suggestions 11Jul 23, 2020 10:34 am i need to see the whole house plan to respond to your ideas..but, from the little i can see of the floorplan i would be surprised if you would get council approval for a toilet that opens directly into the same room as a kitchen but any changes to one room affects the whole house so it's never a good idea to work on separate rooms when you're planning a new build..share the whole house plans showing dimensions Re: Floor Plan Suggestions 12Jul 26, 2020 2:44 pm oklouise i need to see the whole house plan to respond to your ideas..but, from the little i can see of the floorplan i would be surprised if you would get council approval for a toilet that opens directly into the same room as a kitchen but any changes to one room affects the whole house so it's never a good idea to work on separate rooms when you're planning a new build..share the whole house plans showing dimensions Thanks oklouise appreciate your assistance. we had a few changes to standard plan so it is still being worked upon but I will share it as soon as it becomes available. Re: Floor Plan Suggestions 13Jul 26, 2020 2:53 pm We recently had some surveys done and I have tried to put the survey and the sitting plan together to give an overview. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ My questions is with regards to a window we have in first floor which faces the backyard neighbours. We wanted to check if we propose a window as highlighted then how the overlooking criteria will affect it. We are in Victoria. Do we need to cover the windows or we should be okay. Please pardon my knowledge but I think the land is sloping diagonally and I think we will have a drop of about 700mm for the build area. Correct ? The rear boundary is 6.66m away and has a colorbond fence of 2.13m height. Appreciate your feedback. Thanks Re: Floor Plan Suggestions 14Jul 27, 2020 3:39 pm Also seeking some feedback from the members if its worthwhile requesting the builder to do a "fill" rather than cut to compensate for the slope? I would like to house sit at the same level with road if not bit higher. Any suggestions if this can be done? Thanks Re: Floor Plan Suggestions 15Sep 01, 2020 3:12 am It seems you didn't get a response? To answer your first question, draw a right angle set of lines, measure up 4.9cm (to represent the 4.9M height that is 1.7M above top floor level). From the ground point, mark 6.6cm and 9cm (represents the 6.66M fence from house wall, and the 9M point that is the overlooking point) from the vertical line. At the 6.66cm point, draw a vertical line up 2.1cm (represents your 2.13M fence. Now from your viewpoint 4.9cm up the first vertical line, draw a line to the ground point 9cm. This line intersects the fence, so there is No overlooking, and you therefore do not require to obscure your windows. If you are going to just fill, it needs to be compacted, and may also need retaining walls? Re: Floor Plan Suggestions 17Sep 01, 2020 10:25 am Sparkyf It seems you didn't get a response? I have also followed your overlooking information on the other topic and seems like I should be okay for the overlooking requirement.
