OT, If you are going to be sucked into what's happening and 100,000 will.. then that's going to be an even bigger problem , when the market flattens again in 12 month time. I suggest you plan carefully Cheers Chris Exactly! the government stimulus has increased consumer demand, which has allowed builders to raise their prices. New homes are more expensive now than before in the already depressed, and ultra competitive market before the stimulus. There are always side effects with such government interventions into markets. Taxpayers have funded a 10% increase in builders prices. The community benefit is this supports employment in the building industry, Australia's largest private employer, which has flow on effects in supporting the rest of the economy. There are obviously many variables, but if prices are raised by the amount of the grant, then consumer demand should not increase (in theory) and then the construction industry is no better off. I am also highly sceptical of how much trouble the construction industry is really in. I know it's fun to whinge about this industry, but they are a genuinely deceitful industry who only a few month ago, were commending the housing and construction market for their resilience to COVID-19. Now they have had a taste of stimulus, they have backflipped and are highlighting how they were struggling since the start of COVID-19 and how effective the stimulus has been. They will say whatever needs to be said with no concern for the societal welfare. I am not sure whether Perth has its own way of doing things in regards to this.
