From my experience raked ceilings can cost anywhere between 10-25k to add into a build, are you going to get that much in return value when you sell simply from raked ceilings- probably not. Raked ceilings are beautiful though and are definitely a selling point in a home, far more impactful than the fireplace I would say. You just have to decide whether the cost is justifiable. The fireplace would be cheaper, less initial investment but probably lesser return in value. Raked ceilings = bigger investment, medium return in value (but that’s not a guarantee or given). I’d be interested to see what other people say, because like I said, I’m not an expert. Once you know the basics, the rest is easy.
