Browse Forums Building A New House 1 Jul 13, 2020 4:22 pm Hello, has anyone built sunken garage on a sloped block before? I'm curious as to how much additional budget I will need to do something similar to attached. Would imagine there will be additional engineering, site prep + works, retainng wall cost and such. Our street is on the North so I was wondering if it'd be feasible to sink the garage so half of the front is not losing light behind the garage! Any input will be much appreciated - we have chased up the builder but the feedback on the option has been a solid sounding no, so wanted to verify if anyone has done this recently! I would've thought overall additional cost to sink the garage on the sloping lot would be at most $50k to $100k, but feedback we're getting is that they generally don't do it for houses below 1.5M. Re: Cost of sunken garage 5Jul 13, 2020 8:47 pm We do undercroft garages if the slope of the land dictates Unfortunately you can't avoid it. ie 2->2.5m min. slope I suggest you do the drawings and engineering and find another builder Cheers Chris Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Cost of sunken garage 6Jul 14, 2020 9:17 am Many new houses around here (Bayside Melbourne) are built with garages like that (or deeper, sometimes a full story below), so it can't be that hard, but it would need some custom design, which I why i suspect cookie cutter type builders won't take it on Re: Cost of sunken garage 7Jul 14, 2020 9:25 am brokenstick .. i suspect cookie cutter type builders won't take it on Correct weight, Most project builders homes are designed and modified by salesman in display homes if you have a difficult build...Caveat emptor Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Cost of sunken garage 8Jul 14, 2020 5:09 pm StructuralBIMGuy brokenstick .. i suspect cookie cutter type builders won't take it on Correct weight, Most project builders homes are designed and modified by salesman in display homes if you have a difficult build...Caveat emptor Thanks everyone!!! StructuralBIMGuy - side slope is only ~1.4M over 20M meter and back slope is 1M over 25M so i think the topography doesn't suit, or gets quite expensive if I insist on it!
