In our area (Kogarah, Sydney South) many new buildings are being built as house owners sell to developers and whole streets are changed from terraces to 11-storey buildings. I live in a small 6-unit building, and next door is a 7-unit building, so we decided to "join forces" and sell the combined block of 1600 sqm. One developer pulled out midway through application, then we tried to engage an agent to market our site but we get very few and low offers, with the biggest problem - option to buy rather than a sale leading to settlement soon.
Can anyone suggest a way to facilitate the sale, in particular I am looking for info about raw vs DA approved site. Apparently it's easier to sell a DA approved site, so it makes sense that our 13 owners make some steps to get to the stage of DA approval of our land. Do we have to hire an architect etc., and apply for a very specific design (which might not be to a buyer's liking)? Or is there a way to get a "general" DA approved for X number of X-bedroom units and will this process help us sell our 2 buildings to a developer? Any useful info very much appreciated.
