I'm a bit concerned though with all the little bits and pieces you've picked up over the construction process. I get that they'll happen with any company, but I'm not in any way handy or a tradie. How do you recommend I keep on top of things as the place gets built without really knowing what to look for? Re: KDR - Rawson Balmoral (Modified) Sydney NSW 68May 18, 2021 9:29 am In addition to hiring a building consultant to make progress stage inspections, download and read the NSW Department of Fair Trading Guide to Standards and Tolerances, buy some measuring tools at Bunnings then inspect in an unhurried manner every week or so. Ask the site supervisor to help you inspect. Take lots of photos and notes. Document everything. Dont naively accept anything the site supervisor says. He doesnt work for you! I found that when choosing tiles and fittings it can be hard to picture what it will look like when it's all put together so I was quite nervous about it. As it turned out we're very happy with the result. Also, a special mention... the quality of the work by Rawsons tiler was outstanding. I actually rate them fairly highly... for a volume builder. I just write about our experience to help others know what to look out for. In our experience the most difficult part with Rawson was the pre-construction administration... if you can get through that with your sanity intact then it all became much easier after that. Having said that, the answer to your question is exactly what Rachel said in the post above... engage an independent inspector to carry out stage inspections. I am a mechanical engineer and I inspect the work daily taking measurements, notes and lot's of photo's to record details/progress. Despite that I also hired an inspector to carry out stage inspections. In our case we engaged Howard Ryan for this and we're very happy with his service. After the first month of the sales process we sensed what a flustercluck the preconstruction administration was and consciously made the decision to document everything in writing from that point on. It slowed the process down a bit but it was the best decision we made. Rawson have happily delivered on everything where we could show it in writing. In fact the only disagreement they baulked on was for something going back to that first month of the sales process which wasn't in writing... fortunately in that case we were able to come to a compromise that both sides were happy with. It is bold to use a dark-colored countertop at the home kitchen but you've made great choices in matching the colors. Fit for the contemporary kitchen. Don't accept this slippery special contract clause from any builder. Ask them to remove it and apply the industry standard HIA clause about this. Consider if this clause may serve as a warning about their attitudes and behaviors once the contract is signed. Also, it's now 5 weeks (they advertise it should take a maximum of 6 business days) and AGL haven't got the electricity meter installed... we've figured out that it's a problem with the paperwork, so now we know what the problem is it should be sorted out soon. Lots of concrete was poured on Tuesday & Wednesday with fine & sunny weather on both days, and then it rained on the Thursday... couldn't have timed the weather any better.

We too are in the Southern Suburbs about to have tender meeting so a little nervous about the whole process, but your stages of updates and advice are amazing. If you are open for us to do a drive by please PM as it really helps to have a look in person? A house diagonally behind us is almost finished by Rawson and I never catch to owners when they visit, I have been watching it go up do almost a year but can't get feedback on their experience. Also your Alfresco has a brick wall on the side, was that a Rawson option or something extra you requested because I think it is a great idea. The brick wall at the side of the alfresco is not standard, we requested it as an extra. We copied the idea from one of the display houses (refer photo of display house below). We have some work to do to ours after handover to finish it off. Nonetheless, some good progress was made...
Regarding the electricity meter... it took 9 weeks to get the electricity meter installed (our retailer, AGL, advertise that it should take a maximum of 6 business days). It was a bit of a novelty to be able to turn on some lights.
