I've been designing it in Sketchup and have settled on a design that is going to be at least very close to our final design. It'll be on stumps roughly 1m from ground to bottom of the bearer. I'm now working out material costs for the main structure so I can get some idea on materials costs and their pro's and con's. One thing I haven't yet decided on is steel vs timber for the subfloor. For example, engineered lumber seems like the way to go if you want to aim for tighter tolerences and go for longer spans, but I'm a bit dubious about using engineered timber for the bearers do to the fact that they're likely to be exposed to water during weather events, sprinklers, etc. Steel Universal Beams seem like a good option for the bearers, and would allow me to get away with having less stumps. Not sure about steel joists though; may as well still with an LVL for that. I just wanted to get some opinions/advice from people who have experience with both steel and timber subfloors, or mixing the two.
