Browse Forums Building A New House 1 Jun 25, 2020 4:44 pm Hey guys, Please weigh in on my house plan with any advice/tips or input. I will be adding a door on the theatre and ensuite. The door from the kitchen into the WIP will become a wall and will be open in the scullery. Thinking of putting a door on the scullery and also the laundry. Maybe sliding? Sink/tap locations will change, thinking a small single basin on the corner of kitchen island and only one big one in the ensuite. the alfresco is going to become wider either 4.5 or 5. Layout of the other bathroom i'm not 100% about yet but hit me with all of your ideas! Your future daughters will thank you! I also wonder if your living room will be quite dark, as there is no natural light coming in, and light from meals area window in then obstructed by your alfresco area. Just a thought. I too am also wondering if the kitchen will be a little too dark with the lack of natural light and are looking at what I can do to improve that aswell. Re: First home, house plan 8Jun 26, 2020 2:38 pm 1) Robes not deep enough, for sliders you would need them to be at least 700 mm or better 800 mm deep. 2) Small sink to WC? 620 mm WC door is tight, you have enough wall space to extend it to 720 mm. 3) Re-lay your common bathroom space. Your bathtub could be positioned more effectively and you could have a wider sink there. 4) Bedroom internal doors should be ideally opening to 105 degrees, esp. helpful when moving in furniture as well as kids accidentally hitting the door handles. 5) Consider swapping living with your theatre. You don't really need bright big windows in your theatre but you certainly need them in your living. You will have a bit smaller theatre, however, you could use current media wall space to extend your bedroom 2 and WIP space. I would have also removed West Facing windows in your new living. 6) You Bedroom 1 west-facing window is a bit of a worry and you would need to think very well on how to shade it out from one side as well as to make sure you get enough of natural light into your bedroom on another. Efficiently I would suggest to use curtains/blinds/shutters as well as outside shading, but for that you would need to consider moving your bed to the eastern wall. 7) I would have made right side of your alfresco uncovered or with retractable roofing and move your alfresco table to the left. This will allow you to get enough natural light into your meals and living room as well as provide passive solar gains during winter. Hope it helps. I Have not changed the main bathroom yet but that is the next thing to do after hearing your suggestions! The layout of the rooms aren't final that's just the builders impression to get an idea. Disregard measurements of bedroom 2,3,4 i'm unsure why they have gotten smaller but i will chase that up. I will put a small single sink in the kitchen, thinking the corner of the island? Ideally i wanted the island clear. I'm wondering at the moment if the living area will have enough natural sunlight All bedrooms are getting the screenaway blockout blinds and i was going to go for the tall letterbox style window for master bedroom. I will see if i can fit a small sink inside the wc and find out if the robes are big enough for sliders but i would imagine they are. The theatre room is now a games room as it covers all bases for me having a second lounge room with a tv and somewhere I can have my computer. i will also remove that big window/sliding door on the side opening into the alfresco as it's not needed. I've tried moving the kitchen to where the theatre is but couldn't find a way to make it work with the scullery/wip and laundry but i'm open to suggestions. Is your alfresco still covered or not? If it is still covered, you will be getting the same amount of natural light as on your previous plan, your living will be relatively dark. Agree with above comment, put a wall mounted hand basin/vanity into WC with door opening outwards. We did this and works perfectly, avoiding need for visitors to use the kids bathroom to wash hands. 3. Extend external walls of beds 2&3 and bathroom to square off with laundry/scullery. (Beds 2&4 are currently very small) and reconfigure bathroom. 4. Put internal door between living room and corridor for sound attenuation and better management of heating/cooling 5. Consider adding a skylight into living area. Also soundproof the wall between living and Master bed. 6. If you do add a single sink to your island, don’t put it right on the corner, leave at least 400mm to be able to stack dirty dishes one side, and clean on the other. 7. WC in your en-suite does not need a door, just a full height nib wall with matching nib wall on other end of vanity to the shower. (We have this and looks fine) 8. How wide is your entry hall? Hallway is 1300 I'm looking at putting a skylight in the living room as you're right, the alfresco is under the roof and i don't think there will be adequate lighting. Will also explore the option of putting one outside of the WC. I don't know why those bedrooms have shrunk in size but I did mention that to the builder and they are going to put them back to their original size which is decent, they may have to do internal eves though. Great ideas so far, I think i might keep the WC as is because the bathroom isn't far away and I have improved the layout so I should hopefully have an updated drawing soon. Id get rid of the door to the scullery and put fridge where that dishwasher is in there. 2.8m is little for bedrooms. I did that on purpose so you can't see all the way through the house from the door or walk into a wide open room, the drop zone is a feature brick wall, hang your coat up, kick your shoes off and drop your bag. I think i like having the fridge in the kitchen, scullery is used predominantly when entertaining or making big meals, but most of the time like during the working week I won't be using that area much unless I'm doing meal prep on on a sunday. I think your kitchen will be large enough given you also have the butlers pantry. However you could perhaps consider extending the length of the island by 300mm giving you more preparation area. Also move the island back towards the kitchen cupboards leaving 1300mm distance between. This will allow you more space around the dining table which currently looks a tad tight to walk around when people are actually seated at the table. hi guys. Please be nice.
