Looking at elevation it looks like stacker not at ceiling level.

Thanks, how many cms is the difference?

Is there structural beams that interfere with lifting stacker or having correct stacker made?

Ah god what a nightmare! We are also putting in 2.7 stacker doors and you’ve got me slightly worried! Crossing everything it’s an easy fix and TA rectify it for you. Have they sent through a photo of it yet?

Ok, update on the stacker issue. There was an issue I suppose but I was not there to see it. It was highlighted and TA have acted on this and have shown to me by asking me to come on site to check for myself. I was happy that what we were expecting is pretty similar to what TA is delivering. Once plaster is done it should look flush. Photos for reference.

May I know what is the render color of the facade ?

Also what is the degree of your roof pitch? (seems can not see the roof from side , even there is no parapet wall at back)

Thanks! Haha roof pitch is there. Trickery of photo. It is 15 degrees pitch. Also the facade color is Vanilla Quake and the shadowclad stain is Liquorice.

Thanks , I drove by the "Galley" display the other day , the facade looks very impressive (believe yours is the same? )

Also , I love the modern look (not seeing the pitch roof) , but do prefer there is still a pitch roof there (for better water proofing / insulation etc)

Haha, it is actually Blacktea2sugars house which is almost finished. I believe she is having her PCI today. Our build is still going on. Staircase were installed and tiling are happening at the moment.

PCI was supposed to be today but got shifted to next Wed. Darbecca on site at 7.30.
Then hubby and I get a walk through on Friday am, yay!

we had pre wiring done for solar panels (will install post handover) and TA are putting in a 4000L water tank plumbed for toilets and garden.
Just to caveat - (unless legislation has changed) this doesn't contribute to your overall energy star rating. However it is always good to be as sustainable as possible.
Some of the other forum members might have done other things also and I know that TA are currently building an 8 star energy efficient home so they might be able to share with you some other great ideas that you can do.

Hi Kathz,

We are building with TA (approaching contract stage). We are making a few upgrades to make it a sustainable home - not only because we want to, but because we are utilising the new Bank Australia loans / finance for sustainable homes (extra discounts off interest rates). It's been a little bit of a challenge with TA but we're getting there. We have a rear facing north which also makes things easy. We would have loved to have gone for Passive House but we just couldn't make the budget and choice of builder work.

TA are providing the following upgrades for us:

R6.0 insulation and sarking in ceiling
R3.5 insulation between floors
R2.5 insulation external walls and selected internal walls
solar pre-wire: the cost of solar / battery with TA was really really expensive so we are doing this after handover (6.6kw solar, option for a battery although unlikely based on current usage and cost)
Double glazing of the corner stacker door and laundry door (not standard)
Heat pump hot water (which will eventually be connected to the solar) in lieu of gas boosted solar hot water.

Things that we considered but couldn't quite make work for various reasons:

FSC certified flooring (this is an option of the Made by Storey product but it's just quite expensive)
Tesla battery
Rainwater tank - almost $6k for a 3000L tank plumbed to the toilets is hard to justify if it's not a large(r) family. We'll put a rainwater tank for irrigation post handover.
Changing the windows from awning windows
Heat recovery ventilator (hard to justify with 7 stars)

We're anticipating to have a gas free home with approx. a 7 - 7.2 star energy rating. Like I mentioned, we wanted to go further, but we're happy with this given the low additional cost.

Hi Wellbuild thanks for sharing this and looks very good list. I am also thinking along the same lines with regards to hot water system. Do you remember how much you paid for the upgrade to Heat Pump hot water system ? Also does removing the solar gas water heater reduced your star ratings by any chance for the build ? Thanks
