Browse Forums Building A New House 1 Jun 22, 2020 8:22 pm We are building a house in northeast of Adelaide. Our footing cost is $55k for siteworks, $7k for excess soil removal, $4k for stormwater, and $3k+ for some other costS, so all together our footing cost is nearly $70k which is ridiculous for a not fancy suburbs. Can anyone please explain what site works include? Someone told us we might be ripped off as some costs are already included in the site works and we have been charged for the same costs twice. Thank you in advance. Re: What’s included in site works of the footing cost? 2Jun 23, 2020 6:40 pm Hi Rainey - where are you building? It may depend on how reactive the soil is in your area. I think areas such as Vista and Tea Tree Gully are notorious for reactive soil which in turn increases costs. Re: What’s included in site works of the footing cost? 3Jun 23, 2020 8:18 pm Hi Juan, I appreciate your reply. We are building in Hope Valley which belongs to Tea Tree Gully. But do you think $70k is too high for footing cost for a 450 square metre block of land? Thank you in advance. Re: What’s included in site works of the footing cost? 4Jun 23, 2020 8:45 pm Yeah I agree $70k does sound excessive. Couple of questions: Are you building in brick? How deep are the trenches? Is the $70k a prelim estimate or is this the price after engineering reports? Thank you in advance. Hi Rainey I'm actually looking at a block in Hope Valley and going to sign a contract and then saw your post. Do you mind me asking how big your place is sq m (house rather than land) and whether it's a sloping block ? PM me your email. I have a build excavation calculator you can use based on your plans to double check what your builder is telling you. Cheers Simeon 1 10205 Fair Trading can issue orders to rectify and complete but once the matter goes to NCAT these orders are automatically vacated. You will have to terminate contract and sue… 21 29644 yep sounds good make the footing bigger to to allow for the pipe in the middle 3 7297 |
