Browse Forums Building A New House 1 Jun 22, 2020 4:46 pm Hello I am new and have recently brought a half acre rectangular block approx 30 metres wide. The block is fully fenced on both sides and the back and slopes down approx 8 or 9 degrees towards the front. which has a really nice rainforest outlook and not overlooked. The block is north facing so ideally we are planning on having a house design to run across the block with the back of the house facing north(up the slope) with hopefully a pool at some point, But we would also like to have an open plan living area (dual aspect I think its called) so we see the view out the front and to hopefully create a through breeze. We have looked at the usual suspect house builders and none of them have house plans that would potentially sit on our block seem to have that type of layout. so finally to my question, To make a major change like that to a coral home, for example, would it be just as expensive to go with a custom house builder? Re: Custom or mass builder redesign 2Jun 22, 2020 5:08 pm Coral would be low end budget, for something that you’ve envisioned I doubt they’d even make those changes. Full Custom (or get an architect to draw up plans and then get the job quoted) will always be more expensive although some of the smaller project builders will offer a ‘custom service’ just remember that they will ‘own’ the plans. Brighton Homes have a couple of floorplans that might be the sort of thing you are after and they seem happy to tweek designs to match your ideas. I think we are going to draw up our ideal plan and try to get some indicative costs, As gogo65 suggested it might have to be a custom build. We are lucky my father in law does commercial level groundwork so he will level and prepare the slab area for the price of the diesel and large quantities for beer. As we already know the size of the building envelope we want/need, can we pre-prepare the site, (Cut and Fill) prior to getting any council planning approved? We will probably end up with approx 1.5m retaining walls. I want the building costs to be clear. i.e get a builder to price up the plans knowing we have H1 requirement for the slab and a level building envelope. If planning permission is required, Can I just apply directly myself or am doubling my planning costs as a DA and BA will need to be done for construction anyway?
