Browse Forums Building A New House 1 Jun 19, 2020 1:40 pm Hi All, Im genuinely so confused; So i've got a couple of quotes from builders and they all say 'you can do xyz at colours' i.e change the type of tiles, taps, carpet underlay, bowls etc'. But theyve given me a quote - lets say the quote is 250k, how much on top of this do you allow at your colour selection? I just find it really backwards, Id rather have my colour selection stuff sorted, understand the price then commit? or is it just me? I just feel like builders dont work this way? I.e if it comes back at 300k, can you get them down to 290k? Hi Mintee, If you can, wait a few months and see how the construction market is going. Latest news from RBA etc is that there's a major slowdown in the industry, which means builders going broke and prices coming down for the ones still in business (IMO). We just had a meeting with Metricon to build in Melbourne (base $240k per 20sq duplex) but a very expensive $40k per duplex site costs... (going to assume that's their profit margin there ) Sales lady said there may be room for movement once we know more (soil test/survey etc), but I think once they lock you in (and start paying), they know people won't walk away. As others have said, shop around and take your time (if you have time). It's a very uncertain time, and builders would love to lock you in. Re: So confused - Colours & Quote 4Jun 19, 2020 3:16 pm They want you to sign a contract so you pay whatever price they may charge when upgrading,they generally gain huge margins with upgrades,almost no one can achieve their basic pricing as it's just barely Possible or impossible to achieve, power points for example are never enough,after your initial selection meeting it will be even more to change or add on as you will get a admin fee on top ,I would want a highly motivated quality inspector with me on my journey including a pre contract inspection which is to find mistakes and or unfair clauses,and it alerts the builder you have knowledge on your side,have a look at this forums building expert website as a example of whom to hire. We received a 'Prestart Budget' as part of our build. It was then up to us if we chose to stick within that budget at selections stage, or choose upgrades. These upgrades became an additional amount on top of the build contract and had to be paid separately. If there are particular items you want (eg upgraded flooring, additional tiling, stone benches, freestanding bath etc), you make sure they are included in the contract price, not part of your prestart budget. Otherwise your budget will be blown very quickly, or you have a big additional bill on top of your build contract price.
