Double Storey, Double Garage on Narrow block

Hi all,

We are wanting to build a double-storey, double garage house on a narrow block of land in Box Hill (Lot 1436, Carmel View). We are also wanting to get hold of the $25K HomeBuilder grant, so it means that we need to keep it under $310K.

I've seen some designs, but an additional constraint is that I'd like to include a 1.5m x 3m study nook/room which can also be doubled up as a sort of meditation/prayer room.

Honestly speaking, am I asking for too much? If so, I'm happy to go for a single storey single garage design, but wanted to just reach out to the wider forum.

Hi prasannak, it helps to be more precise with your question.
There is no way of telling what size of home your are trying to achieve and squeezing in a little prayer room/study corner should be ok. Price wise I think you can hit that budget with single storey home Double storey homes can be upward of 350k approx..

I think in Sydney you wouldn’t be able to do it. You have to consider what you are sacrificing to get a 25k bonus. Yes it would be nice to get but do you want to sacrifice quality or inclusions?
