We have an allowance with M of $3500 for electrical things. This is mainly for downlights. We are building a house that is about 20sq of living space. We have come to the upper limit of our budget but I am worried I have not allowed enough for electrical things. So just wondering what people spent and what you got for the $$$$ also if there are any electrical things I need to consider that I havent as yet. Our single storey house is around 30 squares and we've spent $5000 on electricals. This only has 11 downlights, btw (8 in the HT room, 3 in the kitchen). The rest was spent on upgrading almost all the power outlets and adding about twice as many as were in the base electrical plan. We've also put lots of provision for external power/lights. Broken down, it was $715 for the downlights, $390 to upgrade the alarm to pet-friendly IR sensors, and $4000 odd for all the power point upgrades. when we did our electricals with M for 29 sq house it totalled to $6000, this included 33 downlights, extra power points, 3 extra flood lights, 2 decorative pendant lights, 2 decorative eterior lights and one extra phone point. We got 20 downlights included so costs were. 42sq house. 10 downlights. 2 extra exhaust fans. Heaps and heaps of double and quad powerpoint. Extra floodlights. Extra battten points. PayTV points. Extra phone points. Data hub. Data points. Starserve system. Edit: Claego reminded me...3 way switches, 2 way switches. Penny, if you can limit the downlights, you'll be fine. Downlights are the killer. I leave you to fend for yourself, figure things out yourself. Terrence Malick Re: How much did your electrics add up to? 5Oct 01, 2008 8:09 pm my house is 22sq and so far i have spent about 2600 through the builder which include 12 downlights, additional lightpoints (both inside and outside), powerpoints, phone & tv points, 2 way switches...etc...
i properly will need to spend another approx 1500 during plaster phase and post handover... so totally about 4000 approx... Edit as well: Penny, the money i am going to spend during plaster phase is to have electrican to run additional conduit throuhout the house and lead to the garage area, for the future use of optic fabic (if make available in Alamanda).. For some reason my builder don't want to do it so i have to arrange myself.. You may want to check if M is doing it otherwise you need to factor this cost as well. Not adding too many power points. I dont really know what the go is with data hubs and optic fibre (bit of a nuffy with these things) Could someone ploise explain Re: How much did your electrics add up to? 7Oct 01, 2008 8:48 pm I am also a nuffy with these things.... we have data hubs where you can plug in computers and it all goes back to the hub... therefor you only need one printer for example. You can be on another computer and send it to another computer to print.
We have Starserve that sends paytv, video,dvd etc to other tvs. So you don't need a DVD for every TV. It can be connected to one but get sent to others. Look I can't really explain properly.... My brother (who was really experienced in building houses) advised us to get all the single brick walls fitted with the electrical items we wanted - i.e. conduit, power points, etc... as these have to be chased and plastered over and would be pain in the a** to do later as an after thought. We then got in our own electrician after handover to do lighting, any extra electrical items on the double brick walls prior to painting. Probably worth getting an electrician to quote you on installing the extras that could be done later, compare it to the builders quote and then work out if it would help you to keep things within the budget.

Re: How much did your electrics add up to? 10Oct 02, 2008 12:40 am About 5.5k, for lots of downlights, lots of extra power points, extra batten holders, outdoor power points, flood lights etc. It all came to a lot more than we were hoping to pay, but as we were told that it was more difficult for an electrician to put in power points after the house was finished if we were on a slab ( as compared to being on stumps ) and therefore more $$, we decided to bite the bullet and have them put in during construction.
