The computer came at about $14,000 for site costs . They are willing to fix for $18,000 Our block has a 2.5 mtr fall on it Do you think thats reasonable? Never assume anything when building a house and 2. If you have a question - Ask it and get the answer in writing. I had one builder tell me that the cost difference on a lot with a 3.5m fall was not significantly different to another lot with a 7m fall that I was also looking at. In reality I think he was happy to see the extra dollars go to construction that he makes a margin on, rather than going to the developer I've also had things promised and in email, that at contract time suddenly weren't there. When said builder was shown the email where they promised they still wouldn't follow through on their promise. The soit is M type and there is a total fall of 3.1 metres from start to end and not more than 1 m fall where teh house will be built. The builder has quotes 92000 for cut and fill and for putting piers. Do you think this is a realistic cost. The lans has no vegetation or tress for removal. Should i fix them or wait Hi ashy, $18K isn't too bad. We have a fall of 3m across our block, and the build site falls at approx. 1.5m-2m depending on the type of house we build. We've been given differing estimations ranging from $30K - $50K for site costs, which shows you how much they try and sting you in this phase of the build. I'm interested in who's quoting you 18K for a 1.5m slope... Obviously your block is unique and may have less challenges than ours, but on a general scale, $18K for a 1.5m slope is good. But I agree with the other posts here... make sure you get everything in writing, and make sure there are no 'exclusions' in your quote i.e. retaining walls, upgraded slab requirements etc. Re: Site costs on block of land with fall 9Jul 11, 2011 3:07 pm Our site costs came in just shy of $20K, we have 1.8 metre's of fall across the block. Our site classification is "P" & the slab is a class H2 with 39 piers. We are lucky as the block is reasonably wide & retaining walls arent required. Re: Site costs on block of land with fall 10Jul 11, 2011 4:17 pm Site classification is likely to be H. 2.2 metre fall from corner to corner (1.2m cut on front right corner to 0.9m fill to back left corner), 19 piers down to 1750mm cost us $21.6k with a $3k provision for rock added on top - we're on a hill but looking at our block during the development "construction" there didn't seem to be a lot of rock present so we're hoping to keep most of that. Some people apparently have nothing better to do than comment on other people's sigs. Re: Site costs on block of land with fall 17Oct 23, 2018 12:44 pm Just remember that the site costs you see in your quote or contract are usually ADDITIONAL site costs. The builder always has a standard site cost allowance built into the base home price and this is covered in his inclusions, terms and conditions etc. Ask for this amount to make sure that you are not getting double billed. Until the soil test, the builder is making calculated guesses. Some builders may quote you fixed price contract for example on a H site with concrete piers, retaining walls etc and they have simply raised the base price or left other things out. Generally the bigger project builders will discount the site costs because they have bulk trades ready to go and they know what to expect so I recommend going for the big guys in housing estates and good local builders for the more tricky kdr type scenarios. Basically builders have to make a living and don't want to go broke and are trying to cover their behinds. They employ sales staff get you emotionally engaged so you don't shop around but generally I don't think they are out to rip people off.
